Having debt isn't necessarily the problem. Paying it off in the wrong order can be.

Start with the debt costing you the most in interest, while keeping up with the minimum payments on everything else.
As each debt disappears, roll that payment into the next one.

High-interest debt β†’ Car β†’ Mortgage

And here's the important part: don't spend the money you free up.

Use it to save, protect yourself and eventually build wealth.
Every payment you eliminate is essentially giving yourself a raise.

Save. Protect. Eliminate Debt. Build Wealth.

A $10,000 car payment doesn't mean the car costs you $10,000 a month.

You still have insurance, servicing, maintenance, fuel and the $95,000 down payment just to get started.

For this TT$950,000 Porsche, our estimate puts the cost at roughly $13,700/month before fuel.

Using our 20% rule, you'd want an income of around TT$68,500/month for the vehicle not to consume too much of your income.

The lesson: don't ask if you can afford the payment. Ask if you can afford to OWN the car.

Your first property could help you buy your second, third and even fourth.

As your property increases in value and your mortgage balance decreases, you build equity β€” and that equity can potentially help you access capital for your next property.

The first one may be the hardest. After that, your assets can start helping you acquire more assets.

Back pay can either change your financial position or temporarily change your lifestyle.

Save. Protect. Eliminate debt. Build wealth.

Then carry on like the money never came.

Teachers, what’s the first thing you’re doing with your back pay?

As a sole trader, one of your biggest advantages is also one of your biggest risks:

You are the business.

If something happens to your health, your business may continue β€” but your income, savings and personal finances can still take a serious hit.

That’s why critical illness protection can be so important for business owners.

A lump-sum payout can help replace lost income, cover personal expenses and give you breathing room while you recover.

Protecting yourself is part of protecting the business.

That car payment could cut the house you can afford IN HALF. πŸš—πŸ

When you apply for a mortgage, the bank looks at your debt service ratio: how much of your income already goes to debt.

Example:
πŸ’΅ $15,000/month income
🏦 Bank allows ~40% for debt = $6,000
πŸš— $3,000 car payment = only $3,000 left for a mortgage

At ~6% over 30 years:
$3,000/month β‰ˆ $500K house
$6,000/month β‰ˆ $1M house

If you genuinely need a car, buy one, but buy something reasonable. Pay cash if you can.

Don't let the car you drive today reduce the house you can afford tomorrow. πŸ”‘

How I'd Spend a $10,000 Salary

If I were taking home $10,000 a month, my biggest priority would be keeping my lifestyle LOW.

Not trying to finance the lifestyle of someone making $20,000.

Keep your major expenses under control, build your emergency fund and give yourself room to eventually move up.

How would you split $10,000?

Financial stress usually comes from skipping steps. Here's the order that actually works πŸ‘‡

1️⃣ Save 6 months of expenses: your everyday safety net
2️⃣ Protect your income: insurance for when you can't work
3️⃣ Pay off high-interest debt: highest rate first (not your mortgage)
4️⃣ Invest: build wealth once the debt is gone

Save. Protect. Eliminate Debt. Build Wealth. πŸ’ͺ

Not the flashiest plan, but done consistently, it puts you in a very strong position.

Getting approved for a mortgage doesn't mean you can afford it. 🏠

Here's the rule of thumb πŸ‘‡
Your mortgage payment should ideally be no more than 25–30% of your take-home (or household) income.

Bringing home $15,000 a month? Aim to keep your mortgage around $4,500 or less.

Before you sign, ask yourself:
βœ… Will I still have money left to save?
βœ… Can I comfortably pay all my other bills?
βœ… If something goes wrong, can I still afford this house?

If the answer is no, it's okay to wait. That's better than struggling for the next 20–30 years.

The goal isn't just to own a home. It's to own a home without the home owning you. πŸ”‘

Save this for when you're house hunting, and send it to someone who's thinking about buying πŸ‡ΉπŸ‡Ή
