After writing many offers, HELM's clients became pretty familiar with the word “no.” Rejection after rejection in an AI-inflated, highly competitive marketplace could have been discouraging, but we stayed focused on the home they knew they wanted.

When 150 Central Ave #150 came along, HELM positioned them to put their best foot forward. The property was being sold as a 4-unit building with a single TIC interest, and while we initially landed in backup position, we stayed close to the deal, maintained communication and continued to strategically navigate the process.

Then, opportunity knocked. Two building buyers ultimately couldn’t meet the seller’s requirements, and because we had stayed prepared and engaged, HELM was able to immediately move our clients into the primary position.
