Doing a great job isn't always enough to stay top of mind.

You can give someone incredible service, build a great relationship, and three years later… they may not think of you when they need your help again.

It's usually not because you did anything wrong.

Life gets busy. People forget.

That's why staying connected matters.

Call someone you haven't talked to in a while.
Comment on something they posted.
Send a quick text just to check in.

And don't make every conversation about business.

You don't stay top of mind by constantly selling to people. You stay top of mind by staying connected to them.

Who’s one person you haven't talked to in a while that you should reach out to today?

Sometimes the hardest part is simply starting.

The first workout
The first phone call
The first day of a new habit
The first step toward making a change

We can spend so much time thinking about how far we have to go that we never take that first step.

You don't need to have everything figured out before you begin.

Just start. You can figure out the rest while you're moving.

What’s something you’ve been putting off starting?

Mortgage rates have shown improvement—but does that mean buyers should rush to buy? Or keep waiting?

Neither.

Trying to perfectly time mortgage rates is almost impossible.

A better strategy:

✅ Know the monthly payment you're comfortable with
✅ Get your financing lined up
✅ Understand today's negotiating opportunities
✅ Be ready if rates improve further

The goal isn't to predict exactly where rates are going.

It's to be prepared when opportunity shows up.

Want to grow your business? Try this for 30 days.

Every day:

📞 Call 5 people you already know
🔄 Follow up with 5 people you've previously talked business with
🤝 Connect with 5 new people

That's it.

No complicated new system. No chasing the latest marketing strategy.

Just consistent, intentional relationship building every day.

Do it for 30 days and then look at what happened to your pipeline.

Most businesses don't have a lead problem. They have a consistency problem.

Who’s willing to try the 5-5-5 challenge?

Confidence isn't something you wake up with. You build it.

Every time you keep a promise to yourself—get up, work out, make the call, do the work—you build a little more trust in yourself.

And that trust compounds.

You don't need to feel confident before you take action.

Take action consistently, and the confidence follows.

Keep the promises you make to yourself.

One of the biggest misconceptions about buying a home may be keeping people from buying sooner than they need to.

Too many potential homebuyers make decisions based on things they've heard from friends, family, or social media—without ever finding out what their actual options are.

The truth is, there are many different ways to finance a home, and the right strategy depends on your individual situation.

Before you decide you're not ready to buy, get educated on what's actually possible.

You might be closer than you think.

Most buyers negotiate the purchase price... but they forget they can negotiate the payment, too.

A lower purchase price is always nice, but in today's market, there may be an even better strategy.

In many cases, seller concessions can be used to help reduce your monthly payment through a rate buydown or by covering closing costs.

Every situation is different, but the goal shouldn't just be to get the lowest price—it should be to create the best overall deal for your financial goals.

That's why having a strategy matters just as much as negotiating the contract.

Would you rather save $10,000 on the purchase price or lower your monthly payment?

The biggest opportunity in today's market isn't just mortgage rates... it's negotiating power.

Many buyers are so focused on waiting for the "perfect" interest rate that they're overlooking the opportunities available right now.

In many markets, sellers are more willing to:
✅ Help with closing costs
✅ Offer concessions
✅ Negotiate repairs

Every market has advantages and disadvantages.

The buyers who come out ahead aren't always the ones who time the market perfectly—they're the ones who understand today's opportunities and have a plan.

That's today's Mortgage Minute.

One of the biggest mistakes I see is spending all your time looking for new business while forgetting the people who already know, like, and trust you.

Your past clients, sphere of influence, and existing database are often your greatest source of future business.

Before you spend money on another lead source, try this:

📞 Make 5 genuine phone calls today.

No sales pitch. No agenda. Just reconnect.

Relationships build businesses, and consistency builds relationships.

Who are you reaching out to today?

People ask me all the time how I stay motivated to get to the gym.

The truth is... I'm not always motivated.

Motivation comes and goes.

Discipline is what gets you out of bed when you don't feel like it.

Whether you're building your health, your business, or your financial future, discipline will take you much farther than motivation ever will.
