The Ultimate Property Ceiling 🚧

No access = no opportunity.

You can have great habitat, big deer, and all the potential in the world…

But if you can’t legally get to it, what do you really own?

Landlocked land isn’t an asset — it’s a liability.

I’ve heard the horror stories. Nothing gets uglier faster than losing access.

Land without strategy is a liability disguised as recreation.

Chicory—The Expensive Seed That Gets Eaten to the Dirt 💸

Deer love chicory. That’s the problem.

It’s high protein, loaded with nutrients, and extremely digestible…
which means in most small plots, it never gets a chance.

This patch was fenced and hit 18 inches last fall.
Fence comes off—and it’s wiped out to bare dirt.

Look at how it grows-and this is where it usually stays.
Wide spacing. Exposed soil. No aggressive spread like clover.

Now you’ve got exposed soil… and guess what fills it?
Pigweed. Mustards. Junk deer don’t prefer.

And here’s the kicker—
there’s no easy chemical cleanup for that mess.
Repeated mowing helps, but that's not giving you more deer food.

That’s why I stick to clover.
Cheaper. More aggressive. Easier to manage.

Sometimes “better nutrition” doesn’t mean better results.

Lift off 🚀
After a timely burn, the natives are 🔥

Unlike the south, Wisconsin is much harder to do controlled burns in.

It seems we go from snow, to-too dry to burn-too wet to burn, too green up.

This area was burnt to optimize flower and grass growth.

Take note how 1 Oust treatment 4 years ago is keeping the nasty cool season grass at bay.

Happy Spring

Small parcel.
No trees. Open field.

But the listing shows a big buck…
standing in the woods?

The background of the trail cam photo?
Clearly large trees.

I’m not saying the deer isn’t real—
Trail cam photos aren’t always accurate, and can give false expectations for a property.

It’s far more common than you think.

Quality land isn’t defined by trail cam pictures.
It’s defined by the neighborhood’s ability to produce quality deer and habitat; to make those deer available for harvest.

Just something to think about if you’re looking at land.

Don’t buy the picture.

The Hidden Killer of Deer Habitat
This photo was taken today in a native warm season grass field going into year 3.
Both sides of the red line started the same—clean, no competition at planting.

Left side: treated with sulfometuron-methyl (Oust XP).
Right side: not treated.

Look at the difference.
The right side is now dominated by quack grass—thick, aggressive, and choking everything out.

The left side has structure, diversity, usable deer habitat.

Sunlight alone does NOT create deer habitat.

If cool season grasses are in control… nothing else gets a chance.

We’ve been controlling invasive grass this way for decades, and when it’s done right, the habitat response happens faster than most people think.

Take control of your deer habitat and stop cool-season grass. A little goes a long way. More and more people want to reset habitat that just isn’t producing.

We’ve used sulfometuron methyl for nearly 30 years with great results.

Here’s what the deer industry has always missed: sunlight alone won’t bring back deer habitat if cool-season grass is choking everything underneath.
