Here is how the market changed last month. Although new listings remained exactly the same as November of last year, accepted offers and closed sales were slightly higher. While there was a significantly sharp increase in supply in Fall of 2024, this year's seasonal increase was not as high. The median sales price raised over the month before, but it seems home prices on average have remained somewhat stagnant. With a typical booming Spring, it remains to be seen if attractive financing offers rolling out from the State of Montana and lenders will increase values overall next year. As always, I will be keeping a close eye on how the housing market continues to evolve in Billings.

Median sales price for residential listings took a bit of a nose-dive last month, although it isn't the first time it has dipped this low this year. Days on market also dropped significantly, and there was a significant uptick of pending and closed homes, both over the previous month and year over year. Fall and winter always show a slow down of new listings, but motivated buyers are quick to make a purchase at this time.

Sold listings were up a whopping 28% compared to September of last year, leaving the months supply of inventory (amount of time it would take for every current listing to sell) at just over 3. However, the average listing is still selling 2.5% lower than the original list price, meaning a savings of nearly $10,000 on a median priced home of $385,000!

Here is what the Billings, MT residential real estate market is at as of last month. Homes are selling through at a healthy rate and median sales prices had a slight uptick.
