A little over a year and a half ago, we had 2 properties dedicated as crashpads for airline crew.

This month, we’re opening homes #13–18.

What started as a simple goal - creating better housing for airline crew, that we’d stay in ourselves, has turned into something much bigger than we imagined.

And honestly, the growth came from consistently focusing on the things our guests and colleagues actually care about:

✔️ Privacy without isolation
✔️ No bunk beds
✔️ Personal space within shared housing
✔️ Fully furnished homes designed for real day-to-day living
✔️ organization without chaos in a shared living home
✔️ And something almost unheard of in crashpads… every bedroom has its own bathroom. A true 1:1 bathroom ratio.

That standard alone has completely changed the experience for our guests and our model and our investors.

Our newest homes are opening in Aurora Meadows Townhome Complex in CLT, where we’re getting closer to building an entire crew-centered community. Right now, 14 of the 26 homes there are part of our network.

This photo is one of the mock designs of our new room concepts we designed for the expansion — combining privacy curtains, individual sleep spaces, blackout setups, and a more elevated feel overall.

The best part? Most of this setup came from Amazon. Our guests are comfortable and we keep things affordable for everyone.

We created a full list of the beds, curtains, rugs, bedding, and room essentials we use across our homes for anyone looking to create more functional shared spaces without sacrificing comfort or aesthetics.

In October, LayOver Here partnered with Sage Equity to launch four homes within a single townhome community in Charlotte — intentionally designed for airline professionals.

Four months later, that portfolio has expanded to eight homes within the same development.

LayOver Here was hired to fully manage and operate these passive income properties on behalf of their investors.

The newest homes were nearly fully booked before professional photography was completed — demand driven by reputation, repeatable systems, and a structured, community-based housing model.

Everyone says they want a private room
Almost no one actually needs one.

This might be an unpopular opinion — but after years in shared housing, it’s one I stand by.

Every new grad.
Every early-career professional.
Almost every first-time renter says the same thing:

👉 “I only want a private room.”

But when you dig deeper,
that’s not actually what they want.

They’re not there full-time.
They don’t have much stuff.
They’re gone for work, travel, or long shifts.
They’re using the space part-time.

And here’s the part no one wants to say out loud:

People magically want private rooms…
at bunk-bed prices.

Culturally, we’ve been taught that sharing automatically means sacrifice —
sacrificing privacy, quiet, comfort, and dignity.

I never bought into that.

That gap — between what people think they want
and what actually works —
is where I’ve spent years obsessing.

Our goal was never to see how many bodies we could cram into a house.

It was to solve a problem no one else was really trying to solve:

How do you deliver a top-tier living experience,
at an economical price,
without being mortgage-free or cutting corners?

That meant asking uncomfortable questions.
Testing ideas that didn’t always work.
Failing.
Adjusting.
Trying again.

This is the result of that work.
This is the innovation.

We don’t blindly follow demand.
We understand it.

And that’s why the model is changing.
That’s why we’re growing.

Now the real question:

Do most people actually need a private room —
or do they just think they do?

And how do you make it work for both the guest and the owner…
