Saying "NO" to a real estate lead felt risky at first...

But learning to do it early in the process? Game-changer.

(Took me way too long to figure this out.)

Here’s the hard truth:

→ If a client doesn’t respect your expertise from the start, they won’t magically change later

→ If they push back on everything, expect more stress than commission

→ If they won’t trust your advice, you’re fighting, not guiding

Great clients want a professional, not just someone who says “yes” to everything.

The sooner I started saying “this might not be a good fit”, the better my business (and sanity) became.

There’s no such thing as a “free” online tool for Realtors. Zillow knows this well.

Every time I send leads to my Zillow profile to boost my credibility, Zillow re-targets that traffic to my competitors. I thought I was building my business, but in reality, I was helping build theirs.

Here’s the hard truth—platforms like Zillow, Realtor.com, and others don’t exist to grow your brand. They exist to keep consumers on their site, where they can monetize your leads in ways that don’t always benefit you.

Here’s how I took back control:
1. I Stopped Driving Traffic to Third-Party Sites Instead, I direct leads to my personal website and social media where I own the relationship.
2. I Invested in My Own Lead Generation Content marketing, SEO, and local networking build my brand, not Zillow’s.
3. I Built a Stronger Follow-Up System Because the best way to stop losing leads is to nurture them effectively before they go searching elsewhere.

Spending $8,000 to earn $10,000 in gross commission isn’t real estate lead generation—it’s business destruction disguised as progress. At first, I thought investing in expensive leads was the key to growing my business, but when I broke down the numbers, I realized I was barely making a profit.

The problem with focusing on gross commission is that it hides the true cost of lead generation. After accounting for expenses like marketing, lead provider fees, brokerage splits, and taxes, I was left wondering where my money went.

Here’s what I changed:
1. I Tracked My Cost Per Acquisition (CPA) I made sure every lead source was actually profitable, not just bringing in transactions.
2. I Focused on Net Commission Income (NCI) Because what I keep matters more than what I make.

But here is the truth: if your lead generation system is too costly, every failed lead feels like a financial setback. On the flip side, if you learn to generate leads affordably, you give yourself room to experiment, grow, and refine your process.

Here is how to do it:
1. Start with Organic Marketing: Tap into your personal network, use social media, and leverage local SEO. These methods cost time, not money.

Hard Truth About Real Estate Struggles...

When I struggle in my real estate business, it is usually because I know I could be doing more but choose not to. It is a tough realization, but it is one I have faced more than once. Instead of taking action, I catch myself blaming outside factors like “the market is slow” or “leads are bad.”

Here is the truth no one likes to admit: most of our struggles are self-inflicted. It is easier to blame the market, the leads, or even your brokerage than to look in the mirror and ask, “What could I be doing better right now?” For me, it often comes down to consistent follow-up, sticking to a daily schedule, or taking on those small, boring tasks that do not feel urgent—but they are.

If you have ever felt this way, you are not alone. The difference between agents who break through and those who stay stuck is that breakthrough agents recognize the pattern and make changes. They stop waiting for things to “get better” and start doing the uncomfortable work.

Here is what has helped me shift my mindset:

Starting as a new real estate agent can feel overwhelming. You are at a disadvantage compared to seasoned agents with established networks and experience. The truth is, there is no way around it. The key is to own it and focus on what you can control.

The only way to level the playing field is to outwork those who already have the edge. This means committing to learning, putting in the hours, and staying consistent. Attend every training session you can, call more leads, and show up ready to solve problems for your clients.

Firing Zillow Gave Us Back Control...

Firing Zillow came with one unexpected benefit—we gained control over when new leads would be calling. Without the constant flow of unfiltered leads coming at all hours, we were able to create a more predictable and manageable schedule.

This shift allowed us to focus on higher-quality leads generated through systems we controlled, like targeted marketing and personalized outreach. Not only did this improve lead quality, but it also gave us back control of our time, making it easier to balance client work and personal life.

Sometimes, stepping away from big platforms can feel risky, but the reward is having more ownership over your business and schedule. If you feel like your time is being dictated by lead providers, it might be worth exploring other options.
