With the unusually cold temperatures and heavier-than-normal snowfall we’ve had across Central Indiana, we’re seeing an increase in roof leaks related to ice damming. We wanted to share a little information so you know what’s happening — and when (or if) you should be concerned.
What causes ice damming?
Ice dams form during freeze–thaw cycles. Heat escaping from the home warms sections of the roof, causing snow to melt. That melted water runs down the roof until it reaches colder areas (typically near the eaves), where it refreezes. As this cycle repeats, ice builds up and can force water up underneath shingles and flashing. When that happens, small amounts of water can make their way into the home.
Does ice damming cause mold?
In most cases, ice damming results in minor, short-term water intrusion. By itself — especially as a one-time event — it does not typically create significant mold problems.
Many times, the brownish discoloration homeowners notice on ceilings or walls after a leak is actually oxidation of paint, drywall mud, or other building materials. It is often not mold growth.
That said, moisture is always something to take seriously. While ice damming rarely causes major mold issues on its own, it can sometimes highlight or worsen an existing moisture or mold condition. In some homes, small leaks reveal areas that were already close to having condensation-related moisture issues — especially in cold areas of the home where surfaces are at or below the dew point temperature.
What can you do to help prevent ice dams?
Keep gutters clear when safely possible
Improve attic insulation
Ensure proper attic ventilation
Address air leaks that allow warm air into the attic
Safely remove excess roof snow when necessary (or hire a professional)
