Flew two roofs in Cedar Park this week. Same complex. Same asphalt shingles. Both looking solid. 🚁

The Bungalows Hotel? Clean. Tight. A roof that minds its business and goes to bed at a reasonable hour.

Fantastic Floors? Also in good shape — with four RTUs perched on top keeping the building comfortable while the shingles keep it dry. Everyone's doing their job.

Here's a peak into the aerial roof assessment for O'Reilly Auto Parts in Cedar Park, Texas.

The membrane is in solid shape — clean field, intact seams, no ponding. The risk on this roof isn't the roof itself. It's the equipment sitting on top of it.

🔴 RTU #1 — Open access panel. The service panel was unsecured, exposing refrigerant piping, wiring, and internal cabinet components directly to weather. Early rust already visible at fasteners and seams.

💧 Failed condensate drain sealant at the roof pe*******on. Foam insulation cracking and peeling. Biological growth around the pe*******on base from chronic moisture exposure.

The pattern I keep seeing: aging mechanical equipment creates the vulnerabilities that eventually kill an otherwise healthy membrane.

Aerial assessment of the Home Depot in Cedar Park. Unlike the Leander location I inspected before—new construction, clean bill of health—this one showed its age.

That's what most people think until water starts coming through the ceiling.

This Hyundai dealership roof is in decent shape, membrane intact, no catastrophic damage. But our drone picked up multiple drainage issues that will become problems if ignored.

Staining patterns. Ponding zones. Condensate runoff. All visible from above.

Now they have a priority list and can address issues before they become emergencies.

That's the value of an aerial assessment.

Wrapped up a comprehensive aerial inspection of the newly constructed Home Depot in Leander. This was a full commercial documentation project covering 104,000 square feet of TPO membrane roofing.

What we captured:
📸 34 high-resolution images across all roof sections
🔧 Documentation of all 12 RTU curbs, flashings, and pe*******ons
✅ Warranty-ready baseline report for the property manager

New construction inspections are all about establishing a baseline. If a storm hits or a leak appears two years from now, they'll know exactly what the roof looked like on day one.
