Thinking of Renting or Buying in Virginia? Here’s What You Need to Know About Working with a Realtor.

Whether you’re buying or renting, Virginia law now requires that you formally hire a licensed realtor before they can show you any homes or rental properties. That means for renting, you need to complete a Form 980, which establishes a written agreement for representation.

Why does this matter?
Having a licensed agent represent you means you’re getting expert guidance, negotiation support, and someone looking out for your best interests—not the landlord’s or seller’s. It’s a legal protection for you—and it ensures transparency throughout the process.

Summer is here. Is your home ready?

June is a great time to do a quick homeowner check before the full summer heat settles in.

A few things to look at this month:

Change your HVAC filter.
Test your smoke and CO alarms.
Check hose bibs and outdoor faucets for leaks.
Inspect caulking around windows and doors.
Trim bushes and branches away from siding.
Test sprinklers and irrigation systems.
Walk around the exterior and look for anything loose, cracked, leaking, or shifting.

Small maintenance checks now can help prevent bigger repair costs later.

Matthew is working through his Virginia Salesperson Pre-Licensing Course, and I got to sneak in a lunch date between classes.

I love that NVAR still hosts in-person training for new agents. The networking, conversations, and ability to learn directly from instructors adds so much value beyond the textbook.

And before the comments start... Bangkok Street Thai in Fairfax was today's lunch delivery. 😂

Super proud of this guy. Every new chapter starts with learning, and he's putting in the work. Looking forward to seeing where this journey takes him. 💙🥰

Out in the community today at Sportrock Climbing Centers Sterling!

Health is a big part of our core values, and we genuinely enjoy unwinding as a family at local bouldering and rock climbing spots. It’s a great way to stay active, reset, and spend quality time together.
