Project Spotlight: Leaking Sprinkler Head

What started as a leaking sprinkler head turned into the remediation of an affected bulkhead cavity where suspect microbial growth was discovered.

In a multifamily property, a water loss isn't just about restoring the building—it’s about protecting the residents who call it home.

Our team quickly got to work:

• Established containment and dust barriers to isolate the work area
• Identified and removed affected building materials
• Utilized HEPA filtration and detailed IICRC - Institute of Inspection, Cleaning and Restoration Certification cleaning procedures within the bulkhead cavity to address airborne particulates, spores, and debris
• Monitored remaining materials until our established dry standard was achieved
• Installed fresh drywall and paint once a new sprinkler head was installed to complete recovery

From initial containment through the final repairs, our goal was to restore the affected area safely and efficiently while minimizing disruption to the resident and surrounding property.

Project Spotlight: Storm water intrusion

What started as storm water intrusion at a window sill quickly became more extensive, as moisture migrated into the surrounding wall cavity and hardwood flooring below.

Our team performed a comprehensive moisture assessment using our FLIR cameras, hygrometers and protimeters to identify the path of migration and determine the full extent of the affected building materials. After water entered around the window, it migrated into the surrounding wall cavity, affecting the drywall, insulation, and hardwood flooring below.

Then, we got to work!

💧 Removed affected drywall and insulation
💧 Used specialized floor-drying systems to salvage the hardwood flooring
💧 Monitored remaining materials until they reached our established dry standard
💧 Repaired the wall and window framing
💧 Matched the paint for a seamless finish
💧 Restored the affected area and helped our customer get their home back

There’s nothing worse than returning home after a relaxing getaway only to discover a water stain, soaked flooring, a leaking appliance or water where it definitely shouldn’t be.

Before heading out of town, take a few minutes to help protect your property:

💧 Check under sinks and around toilets for active leaks
🚿 Inspect appliance supply lines and water heaters
🌧️ Clear gutters and make sure water drains away from your foundation
🏠 Check your sump pump and backup system
🌡️ Keep your HVAC operating to help control temperature and humidity
👀 Ask a trusted neighbor or friend to check your property during longer trips
🚰 Consider shutting off your main water supply when appropriate
