Permitting season is starting to pick up, and I’ve been having conversations with clients about how involved they want to be in the process.

Some people simply want guidance so they can manage things themselves.
Others would rather have someone handle the details and keep everything moving.

Most projects fall somewhere in between.

In addition to advising, I often act as an owner’s representative—managing the permitting and application process on behalf of clients from start to finish.

That includes:
- Preparing and submitting applications
- Communicating directly with County departments
- Coordinating with engineers, attorneys, and other project team members
- Tracking requirements, deadlines, and next steps
- Responding to review comments and revising submittals

For many, this helps reduce stress and keeps projects moving without needing to stay on top of every detail.

Spring is around the corner. If you’re thinking about building, subdividing, or submitting for a land use change, now is a good time to start preparing.

Spring is often when people begin thinking about the building season ahead—what’s realistic, where to start, and how long approvals might take.

Some of the most common spring planning questions I hear:
• What do approval timelines actually look like?
• If I want an approval this summer, when should I submit?
• What constraints could affect project timing?
• What can realistically be accomplished this season?

Even projects that won’t break ground this year benefit from early clarity—especially around access, utilities, and Gunnison County’s Land Use Resolution requirements.

A little preparation now often makes the rest of the season far less stressful.

Are you thinking about “splitting” your land? Here’s what usually trips people up.

I often hear:
“I just want to split off a piece of my land—it should be straightforward.”
In Gunnison County, even a small split is considered a subdivision. And subdivision review is a formal process that typically takes months — sometimes longer.

Subdivision applications often hinge on:
- Road standards and legal access
- Wildlife and environmental considerations
- Whether the proposal is “substantially similar” to surrounding properties
- Long-term development patterns and adopted plans

When these factors are identified late, they can change scope, add cost, or slow a project down significantly.

A feasibility review early on helps answer a few critical questions:
- Is this subdivision realistic?
- What standards actually apply?
- What constraints need to be designed around?

That clarity is often what separates a smooth process from a stalled one.

Most delays happen because applications are incomplete or misaligned with regulations.

Common causes of delay include:
- Missing or unclear information
- Submittals that don’t address approval criteria
- Discovering constraints after review has already begun
- Applications needing to be being revised multiple times

Not every project needs the same level of support.

Some people want to understand the rules so they can manage the process themselves, while others want help navigating the early decisions, then take it from there on their own.

And some prefer to hand the process off entirely and stay focused on the big picture.

All of those approaches are valid.

What matters is having clarity early—about what’s required and where things tend to get complicated—so you can choose the level of involvement that makes sense for you.

In Gunnison County, nearly every property has some constraints. The question is when you discover them.

Constraints often include:
- Access and road standards
- Water or utility limitations
- Wildlife, floodplain, or geotechnical requirements
- Environmental constraints

When these are identified early, they can usually be designed around.
When they show up late, they can force redesigns, permitting delays, or scope changes.

A lot of the most important work happens before a permit or application is ever submitted.

Behind the scenes, my work often includes:
- Reviewing a specific property against applicable land use regulations
- Flagging issues that could affect approval or timing
- Identifying the most efficient path forward for an application or permit
- Helping clients decide what’s worth pursuing—and what isn’t

This early work is what saves the most time, money, and energy later.
