Hey everyone - quick question. When was the last time you went to see your Dr? We typically do that annually. First the weight (I try to talk the nurse into subtracting 5 lbs due to my jeans, polo shirt, shoes and the change in my pocket.) Then on to blood pressure, temperature and typical Dr questions. Have you thought about that for your house? As it gets older it degrades as well. A house is typically the most expensive single purchase made, and the vast majority of us never get it checked out.
Based on TREC Standards of Practice (https://www.trec.texas.gov/sites/default/files/pdf-forms/SOP-pocket.pdf) I can come out and give your house a thorough check-up. Is the grading looking good and do you know how important that is? (Hint, foundation...) Is the gutter system performing well, and do you have any roof issues you haven't noticed? How about attic insulation and ventilation which could be costing you hundreds of $ each year. An infrared scan of the walls, doors, windows and ceilings can save you money in heating and a/c costs as well by detecting leakage. Why does your hot water heater rumble as it is operating? Do you have aluminum wiring in your breaker box, and what condition is it in? It does suffer degradation over time due to expansion and contraction where copper wire doesn't. When do you need to begin budgeting for a new HVAC system? Indoor air quality? The questions can go on and on...
Are you comfortable using the SOP I attached to inspect each house system? If so great. Set some time aside soon to do so, down to the safety features of your garage door. If you chose to check everything out yourself DON"T STICK YOUR FINGERS IN THE BREAKER BOX! It isn't an enjoyable experience, assuming you live to tell about it.
I'm not talking about a 70 page intensive home inspection like you would have done when buying or selling a house. No MRIs and EKGs, but a less expensive "everything looks good" or "lets take a closer look at this" general check-up.
