Rot doesn’t stop on its own—it only gets more expensive.

This home had significant wood rot hidden behind failing siding and trim around the window. Once the damaged materials were removed, we replaced the deteriorated framing and sheathing, installed new siding, properly sealed everything back up, and finished with a fresh exterior repaint for a seamless repair.

Our goal isn’t to cover up damage—it’s to fix it the right way so it lasts.

Not every deck needs replacing. Sometimes it just needs someone willing to do the prep work.

This 10’ × 16’ deck still had plenty of life left, but the old finish was peeling, weather had started taking its toll, and old pergola post holes were still visible years after it was removed.

We weren’t about to let that become a replacement project.

First came a thorough pressure wash to remove dirt, mildew, and as much failing finish as possible. Then the entire deck was sanded to expose solid wood, damaged boards and trim were replaced, every raised nail was driven flush, and screws were added at every framing connection to tighten the entire structure.

One side of the deck couldn’t even be finished until the homeowner approved trimming back overgrown landscaping that was trapping moisture against the wood. There was even a small tree growing between the deck boards. Once everything was cleared, we finished the deck with a durable solid-color stain built to stand up to the Texas sun.

The stain gets the compliments. The prep work is what makes it last.

🚨 A Musty Smell Turned Into a Hidden Plumbing Leak…

This project in Argyle, Texas started with a simple maintenance request from one of the property management companies we work with. The tenant noticed a faint musty smell under the bathroom sink, along with one small discolored spot inside the cabinet.

Honestly, it would’ve been easy to dismiss.

Instead, we opened the wall.

What we found was a slow leak from a failed PEX tee crimp. The leak wasn’t dripping directly onto the drywall, so there weren’t obvious water stains. Instead, the water was slowly wicking into the insulation, allowing moisture to spread throughout the wall cavity. Over time, that hidden moisture created widespread mold growth behind the cabinet backing—far beyond what was visible from the outside.

One of the biggest clues wasn’t even inside the house.

If you look at one of the photos, you’ll see water staining on the exterior foundation directly below the bathroom. That water was actually making its way through the wall and out the foundation.

💡 Homeowner Tip: If you ever notice water seeping from your foundation, brick mortar joints, or siding in one isolated area—especially when it hasn’t rained—that isn’t normal. Water shouldn’t be escaping from inside your home. Have it investigated before it turns into a much larger (and more expensive) repair.

Here’s what we did:

✔️ Located and replaced the failed PEX tee.
✔️ Pressure-tested the plumbing to confirm the leak was resolved.
✔️ Removed all damaged drywall, insulation, and cabinet backing.
✔️ Performed mold remediation treatments.
✔️ Allowed the wall cavity to dry and verified moisture levels with a moisture meter.
✔️ Extended the drying process when readings were still too high (don’t rush drying—it’s critical).
✔️ Installed new insulation and drywall.
✔️ Taped, bedded, primed, and refinished the repair.
✔️ Primed and refinished the cabinet base after removing damaged material.
✔️ Left the plumbing wall accessible at the owner’s request for easier future inspections and maintenance.

🚧 Fence Gate Brought Back to Life 🚧

This fence gate had reached the point where it was no longer structurally sound. Years of moisture had rotted the horizontal 2x3 rails, causing the lag bolts at the top hinge to pull completely out of the wood. The lower mounting points weren’t far behind, leaving the gate sagging and on the verge of failure.

Rather than replacing the entire fence, we rebuilt the gate.

✔️ Removed all failed structural members
✔️ Replaced the rotted 2x3 rails with new treated lumber
✔️ Rebuilt the gate frame for strength and proper support
✔️ Replaced damaged and broken pickets
✔️ Reinstalled and aligned the gate so it swings and latches properly

The result is a solid, functional gate that looks great and should provide many more years of service without the expense of a full fence replacement.

Sometimes the best repair isn’t the quickest—it’s the one that restores the structure the right way.

Small details make a BIG difference when getting a home ready for the market!

This front entry had expanding foam exposed between the brick and door casing. While foam has its uses behind the scenes, leaving it exposed creates an unfinished appearance and doesn’t provide the clean, sealed finish you want at one of the first areas buyers see.

Lynnmar Services removed the excess foam, properly cleaned and prepped the area, installed a quality exterior caulk for a finished weather-resistant seal, and repainted the entire door casing and repair area to blend seamlessly with the surrounding exterior.

Sometimes the hardest repair isn’t replacing the wood—it’s making the repair disappear.

A local landscaping company called us after a fence picket had been damaged. The board was replaced, but matching the finish became the real challenge.

This fence had been stained twice over the years with different colors and then aged under the Texas sun. An earlier attempt at staining the replacement board left it much darker than the rest of the fence.

Instead of settling for “close enough,” we custom mixed several different stain colors, testing and adjusting until the new board blended naturally with the existing fence. It’s never possible to make weathered wood 100% identical, but careful color blending can make a repair far less noticeable.

This Corinth rental property was being prepared for its next tenants after move-out. A large dog door had been installed directly through an exterior wall, leaving damage to both the interior drywall and exterior siding.

We removed the pet door, rebuilt the wall, installed new drywall, matched the existing texture, painted the interior to blend seamlessly, replaced the exterior lap siding, sealed everything properly, and painted to match.

You’d never know it was there.

One of our favorite calls is when past clients trust us with their next home purchase.

While these homeowners were away, Lynnmar Services completed a long list of upgrades designed to improve storage, organization, lighting, and everyday functionality throughout the home.

Projects included replacing dated mirrored closet doors, upgrading the laundry room with new cabinetry, shelving, hanging rods, and organization systems, installing custom maple floating shelves with integrated dimmable puck lighting, upgrading kitchen receptacles with USB charging capability, installing new ceiling fans and light fixtures, improving garage storage with ClosetMaid shelving and tool racks, adding new garage receptacles on a dedicated circuit, upgrading garage lighting to bright LED fixtures, and completing numerous repairs and finishing touches throughout the property.
