When buying a manufactured home on leased land, the purchase price is only part of the picture. Homeowners also pay monthly lot rent to the community and what that payment includes can vary from one community to another.

Depending on the park, lot rent may include services or amenities such as lawn care, water, sewer, trash collection, cable, internet, community facilities or recreational activities. Other communities may charge separately for some of these items.

Before choosing a home, it is important to understand:

🏡 What services and amenities are included
🏡 Which expenses are paid separately
🏡 Whether additional community fees apply
🏡 The community’s rules and approval requirements
