The hot topics in Power Hours lately have been troubleshooting difficult situations with contractors or architects.

I get these calls, usually late in the day or night. People thought they could endure the hiccups… and then something hits a breaking point.

Recent breaking points:
💔 A contractor sends them an INSANE bill for work they didn’t do right in the first place.*
💔 An architect asks them to sign away responsibility for some very highly technical and expensive work.*

The homeowners want:

► To be treated fairly.

► Not to be taken to the cleaners.

► To know they have agency in this situation.

*NOTE! I didn’t introduce these pros to my Power Hour clients. We are troubleshooting after the fact. I hope next time they renovate they’ll call me BEFORE they take that big step.

My clients made their own Need and Wish lists -- separately. That was their homework!

When you're making big changes to your home, you're often not making those decisions alone. So communication is muy importante.

Over and over I've seen that separate need and wish lists reveal surprises to people who have lived in this house together for years.

Yep, I said it. Saturdays can be boring. Sometimes boring is what you want. Why not pour a cuppa & be bored-if-you-insist while reading my weekly emails? I dare you.

I’ve got a two-sided album thing going.

Side A is home insight in a story sleeve.

The B-side has a wiiiide range. From raccoons, hair bands (Metallica not Goody), cyborgs and rocky mountain oysters to the why of dresses with pockets and elevated sweatshirts.

I’ve got a lot to say and it’s either going to be helpful or entertaining.

How did you get to be a home coach, Erika?

Well, I made it up. Sort of.

I did spend over a decade analyzing homes for renovation and resale. Hundreds. of. houses. Then renovating and selling.

Technically a residential real estate developer. But not the slick kind, or the fly-by-night kind. My business partner: the hubs. Still married. 3 kids.

And I saw that the info I learned the hard way was missing for regular homeowners. Doesn’t seem right.

So. I know houses. And actually, I know people. As in, I’m a people person.

So I made up a job for myself…. a home coach. Showing you all the ways to make great decisions about your big home moves.

Because I love that place where houses and people meet.

I get most of my business through referrals and word of mouth. I know, you thought it was all through Instagram, but you’re wrong.

So being out there in my community and networking is just part of my work week. I’ve tried to resist it – it takes time and energy. But it cannot be denied.

And y’know – it’s kind of nice. At its best - when you trap lightning in a bottle - you’re making friends.

There is no perfect time to start your planning. Planning is not dependent on contractors’ seasons, architects’ workloads, designers’ client rosters.

It depends more on questions that are on your desk: what do you really need and want, how does that dovetail with your current situation, what is your budget and access to funding, how you make decisions together efficiently, finding the right professional service relationships (real estate, financial and legal pros).

If you wait to solve these problems until after you’ve hired your architect or builder, you’re almost guaranteeing a longer process and delays.
