โ€œBut I donโ€™t know any cash buyers.โ€

I hear this all the time. Hereโ€™s the thing: a cash buyer isnโ€™t necessarily someone with millions in the bank. It could be a local landlord, a retiree, or the person renovating the house down the street.

Where to start, for free:

1๏ธโƒฃ Facebook groups, BiggerPockets forums and local investment clubs
2๏ธโƒฃ Public records: look for cash and LLC purchases
3๏ธโƒฃ Renovation sites. Ask who owns them.
4๏ธโƒฃ Local meetups. Follow up within 48 hours and offer value first.
5๏ธโƒฃ A simple spreadsheet to track everyone

Building a buyer list takes 90 days of consistent effort, not 90 minutes. I cover the rest in my book (link in bio).

Save this for your first 90 days. ๐Ÿ“Œ

Wholesaling or flipping? Hereโ€™s the honest comparison. ๐Ÿ‘‡

Wholesaling: very little money to start, low risk because you never own the property, and deals can move in days to a few weeks. No construction.

Flipping: you buy, renovate and sell. That means more money up front, more risk, and 3โ€“9 months of contractors, inspections and delays.
A lot of investors wholesale first, save up, then flip. If youโ€™re starting with a small budget, wholesaling is the more realistic first step.

(Wholesaling rules vary by state, so always check your local laws.)

Save this, and send it to the friend whoโ€™s been watching too many flipping shows. ๐Ÿ“Œ

Want to get into real estate but don't know where to start? ๐Ÿก

You might think you need a big budget, a car, or years of experience before you can even consider wholesaling. But learning how the business works is a great place to begin.

In my book, So, You Want to Be a Wholesaler? Donโ€™t Get Played, Get Paid, I walk beginners through the fundamentals, from analyzing properties and understanding market conditions to exploring financing strategies and finding potential buyers.

I also share lessons from my own journey, including my first Bronx deal, which I pursued without a car.

This book is designed to help you understand the process, prepare for the challenges, and approach wholesaling with realistic expectations.

People always ask me what tool they should buy or which course to take first.

My answer is the same every time. Focus on three things:

๐Ÿ”Ž Research. Know your market before you make an offer.

๐Ÿค Relationships. Sellers are people first, and buyers remember how you treat them.

๐Ÿ’ช Resilience. Some deals wonโ€™t work out. Keep showing up.

I started with no car and no big budget. Shortcuts werenโ€™t an option, and honestly, Iโ€™m glad.

Which one of the three do you need to work on most? ๐Ÿ‘‡

Save this one. ๐Ÿ“Œ

In Chapter 4 of my book I walk through the tools I use to find and analyze deals. Some are online (Zillow, Redfin, PropStream, DealMachine, REIPro), and some are old-school (networking, zoning research, renovation estimates and driving for dollars).

And yes, I tell the story of how I closed my first deal in the Bronx without a car.

People ask me all the time: "What does a wholesaler actually do?"

Here's the simple version:
1๏ธโƒฃ Find a seller with a distressed property who needs a solution
2๏ธโƒฃ Find a cash buyer looking for that kind of deal
3๏ธโƒฃ Connect them

That's the heart of it. It's one of the lowest-capital ways into real estate, but it takes hustle, research and real relationships. I break the whole thing down in my book, from finding deals to negotiating to building your buyer list.

Save this for the next time someone asks you what wholesaling is. ๐Ÿ“Œ

Everybody sees the outcome. Not everybody sees what it took to get there. ๐Ÿ‘€

The late nights, the wrong turns, the lessons learned the hard way, and the courage to keep going when things don't happen as quickly as you hoped.

Whether you're building a business, chasing a new opportunity, or starting over, remember this: you don't have to have it all figured out to keep moving forward.

I'm curious... what's one lesson you've learned while working toward a goal that you wish someone had told you sooner? Let's talk in the comments. โ˜•๐Ÿ‘‡

New episode of Devonne's Sip & Chat this Wednesday. โ˜•

This week we're talking about The Cut Off Culture.

Cutting people off has never been easier: one tap and they're gone. But is it self-care, or are we walking away from conversations we need to have?

Real people. Real topics. Real talk.

I wrote this book for the version of me who was starting out.

No car. No industry experience. Not much money. Just a lot of questions and nobody giving straight answers.

If you checked even one of these boxes, itโ€™s for you. It walks you through finding deals, financing, negotiation and building your buyer list, using what I actually did.
