Last night's storm hit close to home — one of our own team members in Keller had damage at her house. She and her family are safe, and that's what matters most.

70+ mph winds came through Watauga, North Richland Hills, Keller, and Haslet yesterday evening. Downed power lines, damaged roofs, broken windows — this is our backyard. Our office is in North Richland Hills, and we're out helping neighbors today.

Her ceiling collapsed. Nothing upstairs was leaking.

The HVAC ducts drop from the attic down a chase beside the staircase. The chase was never sealed, and the ducts had tears — so hot attic air met cold escaping air, and it basically rained inside that wall all summer.

Our thermal camera found the water trail running DOWN the stair wall. The meter read 999 — fully saturated. We contained it, dried it, documented every step, and the duct problem got fixed too — the cause, not just the symptom. The hardwood floors were saved.

That's the third HVAC-condensation water loss we've handled in six weeks. If you've got a faint ceiling stain and can't find a leak, don't wait for the collapse.

A condensate drain clogs or a rusted drain pan gives out, and water runs quietly into a ceiling or wall for days before a stain shows up. We've handled three of these this summer.

50 contractor bags of grease. One crawl space. A restaurant that had to close its doors.

A plumbing partner called us about an upscale DFW restaurant with an odor nobody could trace. We found it under the building — a broken grease trap, months of buildup, and about 12 inches of standing water in the crawl space.

Our crew went in wearing bio suits and VOC-rated respirators, pumped out the water, and hand-hauled 50 double-wrapped contractor bags through one small access opening. Degreaser, hand brushing, pressure washing, and antibacterial treatment applied three separate times.

Negative air vented to the exterior. A hydroxyl generator and 3-stage air scrubbers ran around the clock.

Odor down about 50% in the first 24 hours. Doors back open within 48 hours of us starting.
