California insurance department materials report rising FAIR Plan residual-market reliance as carriers reduce wildfire exposure. Its Sustainable Insurance Strategy sets writing requirements for insurers using catastrophe models or reinsurance-cost data in wildfire-distressed areas. Compare replacement cost/actual cash value, limits/rebuild cost, premium, deductible, retained risk, reserves, financing and lender needs. Document defensible space/non-combustible buffers, ember vents, Class A roof, deck and gutter details, vegetation/fuel management, water and fire-department access, utility hardening and monitored alarms.
Three-step check:
1) Before renewal, obtain a written reconstruction-cost/limits review and reconcile it with lender requirements.
2) Send dated photos, invoices, inspection reports and landscape records to your broker for carrier review and applicable mitigation programs.
3) Model a higher deductible or residual-market policy; confirm the reserve or credit line to fund it.
