From plans to progress. 🏠📐

A little update from one of our ongoing projects!

Obsidian provided the drafting and drawings for this home’s new interior layout and window changes, and now those plans are taking shape in the field.

As construction moves forward, we’re staying involved and working directly with the contractor to verify dimensions and details, answer questions, and adapt the plans when real-world conditions call for it.

That’s one of the advantages of having your drafter involved beyond the initial drawings, the plan doesn’t just look good on paper. It works in the field.

We’re excited to keep watching this one come together.

Before and after, from field measurements to active construction. 📐

Our team field measured and verified the existing structure, documented the original layout, and developed a proposed plan that helped the investor visualize the renovation before construction began.

We submitted a complete drawing package with the dimensions, measurements, notes, and project-specific information needed for coordination in the field. The plans shown here are simplified before-and-after samples with that detailed information intentionally removed for presentation.

The proposed layout was approved, and contractors have already moved quickly into construction. Clear, accurate drawings gave the investor and on-site team a shared plan to work from and helped keep the project moving forward.

A good renovation starts long before construction begins...

This project is a great example of how thoughtful planning can completely change the way a home looks, feels, and functions.

For the exterior, we worked through changes that improved the front elevation, including a new garage door, updated entry details, lighting, and other improvements to give the home a more intentional finished look.

Inside, the transformation was even bigger. Walls were removed to create a much more open layout, the kitchen was redesigned around a large island, the former garage conversion was returned to a functional one-car garage, and the primary suite and bathroom layout were reworked.

The goal wasn’t just to make the house look different. It was to make the existing space work better and create a clear plan for bringing that vision to life.

WE’VE GROWN. MEET OBSIDIAN DRAFTING & DESIGN.

You may have noticed a few changes around here lately.

What you've known as Obsidian Ventures LLC is growing, and we're excited to officially introduce Obsidian Drafting & Design, our dedicated drafting and design division.

But Obsidian Ventures isn't going anywhere.

Obsidian Ventures LLC will continue to operate as our parent company, with plans to continue growing our real estate investment, property redevelopment, flipping, and other real estate ventures.

As our drafting work has grown, we realized it deserved an identity of its own.

Over the past several months, we've continued taking on new projects, expanded our capabilities, added to our team, and built a dedicated brand around providing professional drafting and design services.

Obsidian Ventures is excited to share a major milestone for our drafting and design division.

Earlier this year, we were entrusted with our first full floor plan and redesign for a historic Crown Heights home. Historic projects require precision, patience, and strict adherence to preservation standards, and we poured our absolute best into bringing this layout to life.

As of December 1st, our custom floor plan is officially live in one of Oklahoma City’s most iconic historic districts. Seeing our design implemented in a Crown Heights property is an incredible honor and a proud moment for our growing company.

We are grateful for the trust placed in us and look forward to continuing to deliver thoughtful, high quality design work across Oklahoma City.
