When something goes wrong, our first instinct is usually to look for someone to blame. 👇

👤 The manager missed a step.

👤 The employee made a mistake.

📦 The vendor dropped the ball.

But after working with communities across the country, we’ve found that most operational chaos can be traced back to one of three things:

✔️ No process

👀 No visibility

📋 No accountability

If three employees perform the same task three different ways, that’s not a people problem.

That’s a systems problem.

Before asking who caused the issue, ask:

Does the process exist?
Can the team see the problem?
Does someone own the outcome?

Most chaos isn’t created by bad people.

It’s created by unclear systems. 🔄

From the surface, everything looks calm. Underneath? Constant chaos. 🌪️

Too many operations run the same way…lots of hard work happening beneath the surface, but little visibility into what’s actually driving performance.

The best operators aren’t the ones paddling the hardest. They’re the ones with clear visibility into their communities, aligned metrics, and systems that prevent fires instead of constantly fighting them.

Visibility → Clarity → Accountability → Results. ✅

That’s what turns chaos into control.

In this month’s blog, we dive into why visibility is the foundation of high-performing communities, the five metrics every operator should know, and how great regional managers create systems that drive results long before problems arise.

📖 Read the full blog to learn why the secret isn’t working harder, it’s seeing more clearly.

One of the biggest operational challenges we see across teams isn’t effort, it’s visibility. 👀

When processes, reporting, communication, and tracking all live in different places, blind spots happen fast.

The teams that scale successfully are usually the ones building systems that create:
📊 clearer visibility
⚙️ stronger accountability
🔁 more consistent processes
📈 better operational decision-making

Because better operations start with knowing what’s actually happening day to day.

Excited to keep sharing more insights, tools, and real-world strategies heading into June. 🚀

One of the biggest operational blind spots we’re seeing in property management right now? 🚨

Utility billing.

We’re currently helping multiple clients implement and improve utility billing processes inside their property management systems, and one thing keeps surfacing over and over again:

⚠️ Onsite teams often don’t realize how critical the timing and accuracy of meter management actually is.

Utility billing is not just:
“Read the meter and move on.”

It’s:
✅ reading meters consistently
✅ entering reads on time
📊 monitoring usage trends
🔍 investigating high & low consumption
🚰 identifying leaks or faulty meters
🛠️ correcting issues immediately
📝 documenting everything

Because every unchecked meter is money quietly disappearing. 💸

And while a missed $9.73 charge or a $25 variance may not seem like a huge deal in isolation, multiply that across:
🏘️ dozens of residents
📅 multiple billing cycles
🏢 multiple communities

…and suddenly you’re talking about thousands of dollars in silent revenue loss.

What makes this especially challenging is that utility billing problems rarely create immediate alarms. 🚨

They slowly compound in the background until owners start asking:
❓ Why are recovery percentages low?
❓ Why are utility expenses climbing?

Strong utility management isn’t just accounting.

It’s operations.
It’s asset management.
It’s process discipline. 📈

The operators who treat utility billing as a strategic operational process, instead of an afterthought, are the ones who protect NOI long term.

What felt like the worst day in my career ended up leading to one of the greatest blessings. ✨

This month, we’re celebrating 2 years of Parish Consulting. So grateful for every client, referral, conversation, piece of advice, share, recommendation, and person who believed in what this company could become. 🤍

Building this business has taught us more than we ever imagined, and we can’t wait to see what year 3 holds. 🚀

Thank you for being part of the journey!

One of the biggest highlights from one of my sessions at the Manufactured Housing Communities of Arizona Annual Conference was simply walking into a full room. 🙌

Anyone who attends conferences regularly knows Friday sessions can be a challenge — people are traveling home, mentally checked out, exhausted, or squeezing in one last vendor conversation before heading to the airport.

So seeing such strong attendance for Better Communities, Less Stress: An Owner’s Guide to Operational Efficiency meant a lot.

What made it even more rewarding was the engagement:
✨ Thoughtful questions
✨ Honest conversations
✨ Shared experiences and ideas

And this time… no chocolate bribes were involved 😂

One of the stories I shared came from a lesson I learned more than 20 years ago from Barry McCabe, a founder and operator I had the privilege of working with early in my career.

He described operations like a three-legged stool:
• Residents
• Employees
• Investors

The challenge as an operator is keeping all three balanced at the same time.

That analogy stayed with me throughout my career, but over the years I’ve realized true operational balance starts with people.

When employees are supported, equipped with clear processes, and given the right tools to succeed:
➡️ Residents feel the difference
➡️ Operations run more efficiently
➡️ Investors benefit alongside them

That’s why I consistently focus on the connection between people, process, and tools — because I’ve seen firsthand what happens when organizations intentionally invest in all three.

One of my favorite moments happened later that afternoon when someone stopped me and said:
“I used your stool analogy earlier.”

That was one of those full-circle moments I’ll remember for a long time.

Because the truth is, it wasn’t originally my analogy. It was a lesson shared with me years ago that helped shape the leader I became and getting to pass it forward was incredibly meaningful.

Thank you again to everyone who attended, participated, and contributed to the conversations throughout the conference. These moments matter. 💙

We hosted a Simple Systems for Busy Communities session at the MHCA Annual Conference to help owners and operators better support their on-site teams.💡

We shared a story about an overwhelmed community manager whose office was buried in papers, sticky notes, and constant stress.

Not because she didn’t care.
Not because she wasn’t capable.
But because there wasn’t a simple system supporting her success.

So we started small. 👇

🗓️ A stack of 50-cent calendars from Target
🏷️ Simple stickers with recurring monthly reminders
✅ Easy-to-follow operational tasks

Nothing expensive.
Nothing complicated.
Just a practical tool created with intentionality and care.

After the session, someone asked:

“How did you get everyone to buy into using the calendars?”

The answer? We didn’t force it.

❌ No mandates
❌ No complicated rollout
❌ No “another corporate initiative”

We simply handed them a tool and said:

👉 “Hey, this might help.”

And that changed everything.

Because when people feel supported — not controlled — they naturally engage. 🤝

Over time, team feedback helped evolve that simple calendar into:
📘 A customized 365-day planner
📝 Role-specific reminders & checklists
📂 Policies & procedures
🔄 Recurring operational workflows for community managers, assistants, and sales teams

One of the biggest takeaways from this experience:

✨ The best systems are not always the most sophisticated.
✨ They’re the ones built with empathy.
✨ They’re simple enough to actually use consistently.
✨ And they’re created with genuine care for the people using them.

For anyone leading busy on-site teams right now:
Sometimes reducing overwhelm starts with solving one small friction point at a time. 💭

Thank you to everyone who attended, participated, and shared your own experiences during the session. Conversations like these are exactly why I love this industry!

What a fantastic few days at the Manufactured Housing Communities of Arizona Annual Conference! 🏡

Yesterday was packed with great conversations, new connections, and real operational insight from across the manufactured housing industry. A few highlights from the day:

• Exploring innovative vendor solutions focused on streamlining operations, improving resident experience, and helping communities work smarter, not harder.
• Seeing such strong engagement during our session on Simple Systems for Busy Communities. The audience participation, questions, and shared experiences made it one of those sessions where you can truly feel the collaboration in the room.
• Spending time with industry leaders and peers who continue pushing our industry forward with creativity, resilience, and operational excellence.

One especially meaningful moment was getting to connect with Maria Horton from J & H ASSET PROPERTY MGT., INC., who stopped by the booth proudly wearing her Parish Consulting hat ❤️. Maria is truly an icon in this industry, and it’s always inspiring to hear what she’s working on and share ideas together.

Today we’re diving into Better Communities, Less Stress: An Owner’s Guide to Operational Efficiency, and I’m also looking forward to Angel Rogers’ presentation later today.

Conferences like this are a great reminder that when we lead with people, strengthen with process, and empower with tools, we create stronger teams and better communities. ✨
