There's plenty going on right now that can make it pretty easy to believe everything is terrible.

And if that's what you're looking for all day...

you're probably going to find plenty of evidence.

So today, try something smaller.

Find ONE good thing.

Something made you laugh.

A good conversation.

A great cup of coffee.

Every green light on the way to work.

It doesn't have to change your life.

Just notice it.

You don't have to fix everything today.

**Give yourself something better to look for.**

1 out of every 5 homes for sale had a price reduction in August.

That got my attention.

The latest national housing numbers also show pending sales falling compared with last year for the first time since November.

Does that mean houses are suddenly cheap?
No.

Does it mean every seller is desperate?
Absolutely not.

But fewer buyers competing can change the conversation.

Maybe it's price.
Maybe it's closing costs.
Maybe repairs.

Maybe we use seller money to help buy down your interest rate.

Everybody wants to know when it's going to be a “good time” to buy.

Maybe the better question is:
When everybody else isn't buying — what can YOU negotiate?

But that's not the only reason.

I'm also a coach, and I've always enjoyed helping people understand things they didn't understand before.

Mortgages happen to be something a LOT of people don't understand — and unfortunately, people make some pretty big financial decisions based on bad information, something a friend told them, or something they saw online.

So if one of these videos helps you ask a better question, avoid a mistake, or realize you should start a conversation earlier than you thought...

Good.

What the hell does Iran have to do with your mortgage rate?

Apparently... more than you might think.

Mortgage rates don't exist in a vacuum. They're influenced by what happens in the bond market — and that market is constantly reacting to inflation, jobs, oil prices, the economy, the Fed and, yes, events happening halfway around the world.

That's why trying to perfectly time mortgage rates is nearly impossible.
You don't need to predict what's going to happen next.

You need to understand what works for you TODAY — and have a strategy for what you'll do if things change tomorrow.

That's mortgage strategy.

Not mortgage guessing.

I'm a mortgage lender...
and sometimes I think you SHOULD rent.
There. I said it.

I've also said a lot lately that you have to live somewhere.

Both things can be true.

Buying a home can be a great way to build equity and create long-term wealth.

But if buying wipes out your savings, you're planning to move soon, or the payment leaves absolutely no room for life to happen...
Maybe right now isn't your time.

There's also a difference between renting because it makes sense and renting for five years because you're waiting for some mythical “perfect” housing market.

My job isn't to convince everybody to get a mortgage.

It's to help people figure out when getting one actually makes sense.
You have to live somewhere.

The question is: What's the smartest way for YOU to do it right now?

National home prices are up.
Your home might be down.

Both things can be true.

That's the problem with trying to understand YOUR housing market from a national headline.

According to the latest national home-price data from S&P, prices nationwide are still about 1.5% higher than a year ago. But some markets are still appreciating while others have fallen considerably from their peaks.

And it can get even more specific than that.

Two neighborhoods 15 minutes apart can behave completely differently depending on the homes, price range, inventory and buyer demand.

So before you decide the housing market is booming, crashing or anything in between...

Housing affordability is a real problem — and there isn't one magic fix coming to save us.

But there ARE some encouraging changes happening.

Earlier this month, changes to Fannie Mae and Freddie Mac condo financing rules took effect that may make certain condo projects easier to finance. That's important because condos can be one of the more affordable paths into homeownership.

Is that going to suddenly make housing affordable? Of course not.

But affordability isn't just about home prices and mortgage rates. It's also about housing supply, financing options and removing unnecessary roadblocks that make already-expensive housing even harder to buy.

We need more housing. We need more affordable options. And we need to stop making those options unnecessarily difficult to finance.

It's not the solution.

But it's movement in the right direction.

The Fed didn't raise rates today.

They didn't lower them either.

They didn't even have a meeting.

And mortgage rates still moved.

That's the part that confuses a lot of people.

Mortgage rates don't wait for the Fed to make a decision. The bond market is constantly reacting to what it THINKS is coming next — inflation, jobs, the economy, oil prices, Fed comments and sometimes even one speech.

So if your homebuying strategy is, "I'll just wait and see what the Fed does"...

The mortgage market may have already moved before the Fed ever gets there.

Apparently, nobody wants to buy a house right now.

Well… almost nobody.

Only about 5% of consumers say they plan to buy a home in the next six months.
That sounds like terrible news for housing.
But if YOU'RE the one trying to buy a house, here's a question:

Why would you want everybody else trying to buy it at the same time?

Less competition can mean fewer bidding wars, more time to make decisions and sellers who may actually be willing to negotiate.

I'm not saying you should buy just because other people aren't.

But everybody wants to wait until they feel better about the housing market.

And when everybody feels better about it…

Guess who you're going to be competing against?

Everybody.

Maybe — depending on where you're looking.
Price reductions are becoming more common, inventory has improved in many areas, and builders are sitting on more homes than we've seen in quite a while.

That doesn't mean sellers are giving houses away.

It DOES mean some buyers may have opportunities to negotiate that weren't available when every decent house had a line out the door.
Price. Closing costs. Repairs. Rate buydowns.
And remember: real estate is local. Find out what's actually happening where YOU want to buy.

And don't assume “local” means you have to get rid of me. My mortgage license travels. 😏

Maybe today's opportunity isn't the interest rate.
Maybe it's what you can negotiate while everybody else is waiting.
