I walked through both halves of the new Google real estate system this week — how listings show up, and how to capture the leads. Every step. If you don't know yet: Google does two separate things now. First, through a partnership with HouseCanary, it shows your active listings directly in search — photos, price, details — pulled straight from your MLS. Free. Second, Google Local Services Ads lets buyers call or message you directly from those results. That part is paid, pay-per-lead.

Here's what I did, both halves:

1. Checked whether my MLS is one of the three currently feeding Google's listing display — CRMLS, San Diego MLS, or My State MLS. Mine isn't yet, so I'm not promising sellers exposure that isn't live.

2. Went through my active listings and upgraded the photos and descriptions anyway — thin listings get thin display cards wherever they show up, and it helps my regular Google ranking too.

3. Set up my Google LSA account at ads.google.com/local-services-ads — picked real estate agent, set my service area.

4. Started the Google Verified background check immediately because it takes a couple weeks.

5. Set my weekly budget — it's pay per lead, not pay per click, so I only pay when someone actually contacts me.

6. Made sure my consent language and opt-out path were in place before turning on any automated follow-up — this is a compliance step, not optional.

7. The most important step: I connected my Google LSA number to my AI Inbound system so every single call gets answered automatically, any time of day.

8. Built a custom AI script specifically for these leads.

9. Tested it by calling myself before going live.
