You stepped up to volunteer as a board member for your small HOA. It can be tough, but you can make it easier on yourself and still help your community.

Your volunteer service is not a blank check for your time and energy! 🙅‍♀️ Generous people who volunteer for board duties sometimes need help to remember:

🐕 You don't have to get into an HOA debate when you take the dog for walk! Set expectations of how and when you will be a board member, and when you're just a good neighbor.

❓ You are not Alexa. Or Siri. Everyone wants to find answers easily---and frequently that means asking someone else to find them! If you have an online portal with community information, direct owners to it to find information they need, rather than digging around yourself.

Establish communication rules and a reasonable response time for board requests. You are a volunteer, not a 24/7 response team.

⚖ Ask yourself when you get a request: Is this board business? Be sure you aren't creating liability by taking on work outside your duties.

📜 If it's not in the docs, don't do it. Don't be pushed to handle matters that aren't in your duties, and don't accidentally over-reach as a result of good intentions.

💰If it's not in the budget, don't spend it. Approved expenses keep you on solid fiduciary ground.

😕 Vague rules make your job harder. So many board volunteers find that HOA rules and enforcement aren't outlined clearly enough to be understood and followed. This creates a lot of work for the board!

🛤️Prepare for FAQs. Have pre-written messages or a community FAQ list for quick and easy response to questions. Redirect owner questions to the resources on your owner portal, or how to submit requests. MicroHOA provides pre-written message templates for many FAQs in your portal under Board resources!

Don't be like MicroMike carrying that rock...board service is a challenge, but doesn't have to be such a heavy burden!

From the department of 'Whaaaaaaat?' The new federal Corporate Transparency Act became law this month. It requires all business entities--even our small HOAs--to file extensive disclosures about the HOA and volunteer board members. The intent of the Department of the Treasury with this legislation is to prevent money-laundering and financial crimes.
How much money do they think flows through a small HOA??MicroHOA's position is that this is a burdensome, expensive, and unnecessary obligation for or small communities. The national Community Associations Institute (of which we are a member) is working to secure exemptions for HOAs. More on that below.
What do you need to do? Nothing yet. The current deadline for compliance is Jan , 2025, so there's time for changes to happen. We will keep you informed and aware of anything that affects your community.

Late payers and delinquencies affect small HOAs fast. With only a few members to pay community expenses, the association can run out of funds with just a few problem payers. Look at poor MicroMike...he doesn't know which way to turn!
