The person you trust most to keep your community running might also be your biggest risk.

A CALM certificate and a calm community are two different things. Only one of them comes from a class.

The class still matters, though. October CALM starts tomorrow, Wednesday, October 14, live on Zoom, taught by retired Texas regulators like Fred Worley and Dotty Acosta alongside the required TAC Title 26 content.

We also cover leadership, ethics in aging, hiring, budgeting, and fire suppression, because that's what decides how your week actually goes.

Paying more won't fix your turnover problem if you're still throwing new hires into the deep end without a real plan.

In my years doing this, I've repeatedly watched communities raise wages and still lose people in the first ninety days, because the actual issue was never on the pay stub. It was that nobody set them up to succeed, so every shift felt like guessing.

What do you think? Why do most communities lose people? Is it the pay, the training, or something else entirely in your experience?

I might ruffle some feathers here, so hear me out.
I believe that most owners who skip compliance evaluations aren’t doing it to save money. They're doing it because they don't actually want to know what I might find.

I get it. Nobody wants to hear that something they've already built has a problem in it. But the silence doesn't make the problem go away. It just means you find out later, at a worse time, for more money.

If you had a compliance evaluation done right now, honestly, how confident are you that it would come back clean?
Better question… are you happy with that number?

Let’s be fair…I know the question in the graphic is a hard one to answer.
No one really has time for it.

But that doesn’t change the fact that “The state makes me” is a bad reason to renew your CALM. Technically, it’s a good enough reason. But how much of your community is just “good enough”?

The regulations are the floor. I've watched plenty of managers pass their renewal and still get blindsided during a survey, because passing and actually understanding aren't the same thing. There are places to renew your CALM registration that will ensure you’re compliant, but will otherwise be a waste of your time and money.

I can usually tell within the first ten minutes of a call whether a community has a real compliance problem or just an anxious owner.

I'm not going to tell you which one is more common. I'll just say the ratio might surprise you.

I would bet that half the managers who walk into a CALM renewal session are only there because the state requires it, not because they think they'll actually learn something new.

Which always makes me grin when Fred Worley or Dotty Acosta start talking about what actually got flagged during a real inspection, and you can literally see everyone sit up straighter. Every single time.
