What is Pre-planning and why do we Layout the Site ?
1. Site Plan indicates what the developer/Owner intends to do with the land.
2. A key element is the location of the building and its relationship to the street and how people access the building.
3. The Site Plan is laid out based on the Owners requirement and also considering zoning, parking and setback requirements according to the local ordinance.
4. The Planning Can also address Not only the current zoning but also a proposed Zoning that is more suitable for the specific project requirement.
5. A good planning will consider site utilities that are existing and will also be needed for the new facility.
6. It is important to address all long-term and short-term issues - consideration should include cost of construction and maintenance of services.
7. Grading consideration Needs to be taken to make sure there is good water flow and drainage is provided accordingly.
