Presidents' Day tip for homeowners:

If you've got a day off today, take 10 minutes and walk your house. Look under every sink. Check behind the washing machine. Peek at the water heater.

We get calls all the time from folks who say "I had no idea it was leaking." By the time they notice, the subfloor is soft and there's mold behind the wall.

Small leaks don't stay small. They just stay hidden.

Catch it early and you're looking at a quick repair. Wait too long and you're looking at a full demo, dryout, and rebuild.

If something looks off, give us a call. We'll come take a look. No pressure, no sales pitch. Just honest advice from a local contractor who's seen it all.

Camera roll isn’t job documentation.
Carriers are picking apart claims, and a folder of random photos doesn’t tell the story of the loss.
JobProof organizes your photos, notes, and reports by job so you can submit clean files and get paid faster.
Comment ‘demo’ if documentation is your bottleneck.

Here’s a claim tip from experience many homeowners don’t hear unless they ask.

During mitigation, drying equipment can make a home loud, hot, and uncomfortable. In some cases, it isn’t reasonable to stay in the home. Many insurance policies include additional living expense coverage, often called ALE, for situations like this.

From experience, indemnification may include hotel stays during mitigation, increased electricity usage from drying equipment, and food costs when the kitchen isn’t accessible. These items are usually reviewed based on receipts and documentation.

The purpose of indemnification is to put the homeowner back in the position they were in before the loss, not just to repair the home.

This home had an angle stop failure upstairs. Water traveled through multiple rooms and into the downstairs. At first, the homeowner was told it wasn’t covered because it was reported as a “leak.”

Leaks sound like maintenance.
Sudden failures are covered.

Once we documented the cause correctly, the claim was approved and paid in full, including repairs to bathrooms, bedrooms, hallways, drywall, flooring, baseboards, and vanities.

If you ever have water damage, call a professional before assuming it’s not covered.

Most homeowners hear the word mitigation but never get a clear explanation of what it truly means.
Mitigation is the emergency step taken after a water loss to protect the home and prevent the damage from getting worse.

It begins with identifying what areas were affected and how far the water traveled. We remove items from wet areas, set containment when needed and start extracting water and drying the structure. Moisture meters and thermal tools help us see what the eye can’t.

Documentation is a key part of this phase. We record the cause of loss, include licensed plumber reports when needed and track moisture readings with logs and charts that show the drying progress. Completing mitigation also fulfills the homeowner’s policy requirement to prevent further damage.

Mitigation stabilizes the home and creates the foundation for everything that comes next.

Most homeowners think a preferred vendor is chosen because of quality.
In reality, a preferred vendor is a contractor who works under agreements with the insurance company. They follow carrier guidelines that limit what they can remove, how they document the loss and what they can include in their reports.

This does not make them bad companies. It simply means their first responsibility is to the carrier guidelines they agreed to, not an independent evaluation of the home.

The biggest mistake homeowners make after a water loss is not having a contractor who works for them. Many people think the insurance company will manage everything in their best interests, but the insurance company’s main priority is controlling costs.

A contractor who represents the homeowner documents the loss correctly, looks for moisture where it commonly travels and explains what the home actually needs, instead of working from adjuster guidelines that limit the scope.

Most homeowners don’t know they can choose their own contractor after a water loss. California law gives homeowners the right to select who repairs their home.

An experienced contractor works for the homeowner and documents the loss properly so hidden moisture is not missed.
