🏠 Big thanks to Daniel for an eye-opening business spotlight at this week's Sandston Synergy 212 meeting!
Daniel shared a tip that could save homebuyers and sellers THOUSANDS — and almost nobody talks about it: get your sewer line camera-inspected before you buy or sell a home.
Here's why it matters:

✅ A camera inspection runs about $500–$600

❌ Skipping it can mean $8,000+ in surprise repairs — and on longer runs, $20,000–$25,000

😬 New homeowners often move in and hit a sewer backup within weeks — right after spending every dollar on the purchase
The catch? Inspectors and realtors rarely bring it up, and a seller's agent usually won't push for it. But if you catch a problem up front, you've got real leverage to negotiate repairs or a better price.
Daniel's advice was simple: if you're buying or selling, push for that sewer inspection. Push it, push it, push it. 💪
💡 Bonus tip — your utility company may offer line insurance covering the stretch from the street to your house. Worth a look.
Thanks again, Daniel, for the great info and for being part of the 212 community! 👏

Grateful for the spotlight this week with Sandston Synergy Referral Group 🙌

I had five minutes to share something I've been building toward for a long time — and I got to introduce it here first:

Hinman Energy Advisors.

Here's the thing: I'm not a solar salesperson. I'm an independent energy advisor. I work for the homeowner and the business owner — not the utility. I look at the real numbers for your situation and give you a straight answer.

Why now? A few weeks ago, NextEra agreed to acquire Dominion for $67 billion — the largest power deal in U.S. history — driven by the explosion of AI data centers right here in Virginia. The grid is consolidating. Demand is surging. And most of us are still just price-takers.

My mission is simple: help you get on your own side of the meter.

Thank you to everyone in the room for the warm reception — it meant a lot. If your electric bill makes you flinch, or you're curious about the business opportunity behind all of this, let's talk.

Quick highlight reel from today’s 212 meeting!

Thank you goes to Daniel Russell with TruFlow Plumbing Solutions for being our spotlight speaker today! He brought his usual energy but also shared some really valuable tips for homeowners and future buyers.

Daniel talked about how issues in sewer lines (like dips or “bellies” in the pipe) can cause water to sit instead of flow properly… which can turn into a big problem if it goes unnoticed. The good news? There are cameras that can be run through those lines to catch issues early. Just another reminder of how important it is to do your due diligence, whether you’re buying or selling.

It’s always the little things that can make a big difference.
