Restoration work rarely happens in a vacuum.

This project is a perfect example. Larger projects often involve several skilled trades working through different phases, and everyone’s work affects what comes next.

It was 9 PM when a Siesta Key property owner called after discovering water coming through the ceiling.

The AC system above the area had failed, and what looked like staining and cracking at the surface extended into the surrounding ceiling and wall materials.

Chris responded that night to evaluate the damage. Acme removed the affected materials, exposed the areas holding moisture and set drying equipment before the ceiling could be reconstructed.

This is why ceiling leaks shouldn’t be judged only by the size of the visible stain. Water can travel much farther behind drywall than it appears from inside the room.

Once our mitigation and drying work was finished, the owner selected a separate contractor to complete the ceiling reconstruction.

Own a seasonal property—or checking on a home that has been sitting empty? Take a minute to look at the ceilings, around AC vents and beneath the indoor AC unit. A quick check can catch a problem before it becomes a much larger one.

Restoration work doesn’t always respect weekends—or business hours.

Over the past few months, Chris has worked seven days a week more often than not, showing up when homeowners find water where it shouldn’t be and need someone they can trust inside their home.

But even people who genuinely love their work need time to reset.

When was the last time you looked around your indoor AC unit? Exactly. 😬

Your AC can cause water damage—even when it hasn’t rained.

In a Sarasota summer, your air conditioner pulls gallons of moisture from the air every day. If the condensate drain line clogs, that water can back up into the AC closet, ceiling or walls before you realize anything is wrong.

A few warning signs:

• Water around the indoor AC unit
• A new ceiling stain near the air handler
• Musty odors when the AC runs
• An AC that suddenly shuts off because the float switch was triggered

If you notice water, turn the system off and address it quickly. A small drain backup is much easier to handle before it spreads into drywall, flooring or cabinets.

And if you’re leaving town, take 30 seconds to check around your indoor unit first. It’s one of those tiny things that can prevent a very expensive welcome home.
