The original carrier estimate resulted in a $0 net ACV payment. After appraisal, the award came in at $19,488.28 RCV.

But the best part is what she wrote afterward: “I now have a new roof on my home.”

The numbers speak for themselves. Proper documentation and knowing the process matter.

Every claim is different and results are not guaranteed.

Some inspections are definitely easier than others. Tyvek suit, respirator, fogged-up goggles, flashlight, camera gear, and still trying to document everything correctly. Sometimes the conditions are just part of the job. Watch out for Part 2!

Vacant house, no electricity, and an inspection that still had to get done. Sometimes the job means working through less-than-ideal conditions — flashlight in one hand, iPad in the other, just making it happen. Not every inspection looks the same, but the work still has to get done.

No shortcuts. No assumptions.

Every roof gets inspected the same way — whether it’s a small home or a three-story commercial building. If you’re not on the roof, you’re guessing.

Whether it’s residential or commercial, collateral damage and proper documentation are what move claims forward. In this inspection, the roof is only part of the story. The AC fins are heavily dented, and the industrial AC cover shows clear impact as well. When multiple components show consistent storm-related damage, it supports the cause of loss. Collateral and documentation aren’t optional — they’re what get claims paid.

During this attic inspection we’re seeing visible water damage and wood rot, but just as important is the roof decking itself. When decking is less than 5/8-inch on 24-inch on-center framing, it often does not meet current standards and may require supplemental decking. This is something that gets missed often, but it directly affects the performance and longevity of the roof system. Proper inspections go beyond surface damage and look at how the roof is actually built.
