Thinking about selling an investment property? Here are some common questions we get from real estate investors.

❓ What is a 1031 exchange?
A 1031 exchange allows you to sell an investment property and reinvest the proceeds into another investment property while deferring capital gains taxes.

❓ How long do I have to find another property?
The IRS gives you 45 days to identify a replacement property and 180 days to close on the new property.

❓ Do I have to reinvest all the money?
If you want to defer all taxes, the replacement property should be equal or greater in value, and all proceeds should be reinvested.

❓ Can the money go into my bank account?
No. The funds must be held by a Qualified Intermediary (QI). If you receive the money, the exchange becomes taxable.

❓ What happens if I take some cash out?
That portion is called boot and becomes taxable capital gain.

❓ What tax form reports a 1031 exchange?
The transaction is reported to the IRS on Form 8824 – Like-Kind Exchanges.
