More and more property owners are being approached for rent reductions, and it’s becoming standard practice across the industry. Even carriers are targeting sites with reasonable rents. Part of my job is determining whether the threat is real or simply a tactic to improve margins. In my experience, about 95% of the time, the tower company or carrier has no real intention of moving the site—they’re trying to pressure the property owner into taking less rent. After laying off thousands of employees to improve margins, these companies are now pushing rent reductions even on sites they have no desire to leave. They can’t negotiate these one-off reductions with the big tower companies, so they’re targeting mom-and-pop property owners instead. I don’t feel bad for billion-dollar companies—and you shouldn’t either. If you’re facing a rent reduction request, give me a call. It could save you hundreds of thousands of dollars.
