The condo hotel sector is changing.
Flexibility by design, not by exception. The most competitive projects now offer owners structured flexibility: balancing personal use and rental participation in ways that protect both lifestyle and hotel operations. This is no longer a negotiation that happens after purchase. It is built into the model.
Technology as trust infrastructure. Smart room controls, owner portals, digital keys, real-time performance reporting. These tools matter because they answer the two questions owners and guests consistently ask: Is my asset being looked after? Is my stay going to be seamless? Technology is how a condo hotel answers both, at scale.
Lifestyle and local culture as the real differentiator. Buyers and guests increasingly choose projects for their sense of place, involving culinary identity, design narrative, community connection, and curated programming. A branded name still matters. But it no longer wins alone.
Sustainability beyond compliance. The leading edge has moved. Net-zero is no longer a differentiator, but a baseline. The projects generating the most interest from investors and buyers are those treating sustainability as a long-term asset strategy: regenerative design, measurable impact, practices that hold their value across cycles.
Each of these trends has direct implications for how projects should be structured, operated, and positioned.
If you are working on a condotel project, or considering one, we would welcome the conversation.
