The AC fins are heavily dented, and the industrial AC cover shows clear impact as well. When multiple components show consistent storm-related damage, it supports the cause of loss. Collateral and documentation aren’t optional — they’re what get claims paid.

During this attic inspection we’re seeing visible water damage and wood rot, but just as important is the roof decking itself. When decking is less than 5/8-inch on 24-inch on-center framing, it often does not meet current standards and may require supplemental decking. This is something that gets missed often, but it directly affects the performance and longevity of the roof system. Proper inspections go beyond surface damage and look at how the roof is actually built.

En este techo comercial se puede ver claramente la diferencia entre daño por viento obvio y daño por viento no obvio. El daño obvio es fácil de identificar: tejas faltantes, tejas rasgadas y tejas con pliegues visibles. Pero también existe el daño no obvio, que ocurre cuando las tejas se levantan por el viento, se zafan del clavo y vuelven a caer exactamente en su lugar. A simple vista parece que no pasó nada, pero el daño está ahí. Este tipo de daño debe revisarse con cuidado, sin despegar tejas selladas y sin causar daño adicional. Muchas aseguradoras intentan clasificar este tipo de daño como mala instalación o clavos sobreclavados, cuando en realidad es daño por viento. Bien documentado, este tipo de daño se paga en el proceso de appraisal con mucha frecuencia.

This was a pipe-burst water loss. We were called late at night and showed up while the homeowner and her family were actively trying to get the water out. When water is standing throughout a home, every minute matters. One thing many people don’t know is that insurance can reimburse reasonable cleanup efforts and time spent mitigating damage. Showing up quickly, documenting conditions, and stopping further damage is critical in water claims.

In this inspection, we didn’t see every hail impact the same way — and that’s not unusual. What matters more than arguing in the field is proper documentation. Photograph the damage, chalk the roof, and submit clear evidence to the desk adjuster. The field adjuster often isn’t the final decision-maker, so professionalism and documentation go further than confrontation.

Today I walked this roof expecting to find storm damage. I found none — not from hail and not from wind. What I did find was poor workmanship and bad installation. Improperly installed pipe flashings, bad cuts around penetrations, and ridge caps made out of laminate field shingles instead of proper ridge material. This is why inspections matter. Sometimes the answer is no, and that’s just as important as knowing when to say yes.
