James Wagman Architect, founded in 1999, is an award-winning New York City architecture firm with a reputation for high-performance, sustainable, and contextually-sensitive designs. We work closely with our clients to develop an understanding of their goals and the function of the space, before translating their ideas into transformative environments that reflect their unique vision. We keep them

educated and informed throughout the design and implementation process, taking our cues from them and interpreting their wants and needs in a way that is both functional and modern. We also look at how a space performs both as a machine and as an energy user. This understanding guides us in creating sustainable, pragmatic, innovative, and comprehensive solutions for a variety of design challenges. JWA is an advocate of Passive House design and practices as we consider it a cost effective way to be energy efficient. Our firm is currently working on a range of Passive House and Green Building projects as well as numerous townhouse, apartment and office renovations and restorations in NYC. In addition to notable residential and commercial work, we have completed a number of institutional projects, including the Horace Mann School in Riverdale, NY, The Blue School in New York City and ongoing work at The Packer Collegiate Institute in Brooklyn Heights. These projects are done in-house by our staff under our institutional division, Hudson Studio Architects.

On our trip up to Columbia County last week we visited a few other sites for surveying. Antonia, Jeff, and Zhechen worked on taking the measurements of this multigenerational country house. It was built in 1870 as a small home with a gable roof and has since expanded with modern additions. The additions resulted in a disjointed combination of interior spaces of varying elevations and awkwardly sized rooms. Our goal is to smooth out the transitions between the different zones of the house and create a layout for family gathering and recreation. |

Another one of our historic renovation projects is the restoration of the East Gate Toll House along Rte 23, which was established as the Columbia Turnpike. The toll house is one of three built along the turnpike, only the West Gate toll house also survives. East Gate was built in 1799 and served as a private residence until 1970, and it was added to the National Register of Historic Places in 2016.

Our proposed restoration includes moving the toll house 30ft back from the road to protect the building and reconstruct the original toll gate. The building has a crumbling foundation and is generally in disrepair but many original details still remain, such as the wood burning brick oven.

This project has received financial support from generous private donations, but we are still in need of additional funds to realize our vision. Please consider donating to this restoration effort of a significant historical landmark of Hillsdale and Columbia County at large. It will serve as an educational resource and as a tourist attraction that will boost the local economy.

As our world navigates the particularities of life in a pandemic, our office, like most across New York City, is working remotely and grappling with the sudden loss of our public spaces—the parks, libraries, museums, and train platforms that are the backdrops of our everyday routines. These spaces are integral to how we operate, serving as meeting points, as sites of physical and intellectual connection, as sources of respite.

With social distancing measures, the safest public space for us to congregate is the virtual world, on spaces like Zoom, Skype, and social media channels we can access at the push of a button.
