«طرق دبي» تعتمد التصميم النهائي لمحطات الحافلات لخدمة «إكسبو 2020»

اعتمد مجلس المديرين في هيئة الطرق والمواصلات، برئاسة المدير العام رئيس المجلس، مطر الطاير، التصميم النهائي لمحطات حافلات المواصلات العامة لخدمة «إكسبو 2020»، الذي يتضمن بناء وتطوير 14 محطة لركاب الحافلات، ومحطة واحدة لإيواء الحافلات في منطقة القوز، تلبي متطلبات خدمة حافلات المواصلات العامة في منطقة معرض إكسبو 2020، وسيتم دمج محطات الحافلات في شبكة حافلات دبي بعد انتهاء الحدث.

وقال الطاير إن «إنشاء محطات الحافلات يأتي استكمالاً لجهود الهيئة في تطوير البنية التحتية لنظام النقل الجماعي، بغية تشجيع السكان على استخدام وسائل النقل الجماعي في تنقلاتهم اليومية، وفي إطار الخطة المتكاملة التي وضعتها الهيئة لتلبية متطلبات استضافة إمارة دبي لمعرض إكسبو 2020، وتحقيق تنقل آمن وسهل لزوار المعرض وفعالياته».

وأشار إلى أن الخطة تتضمن تطوير شبكة الطرق والتقاطعات اللازمة لخدمة المعرض، وتنفيذ (مسار 2020) لتمديد الخط الأحمر لمترو دبي من محطة «نخيل هاربر آند تاور» إلى موقع معرض إكسبو 2020 بطول 15 كيلومتراً، وكذلك تطوير خطوط وأنظمة النقل الجماعي اللازمة لخدمة المعرض، وتشمل توفير خطوط لنقل زوار المعرض بحافلات صديقة للبيئة من نقاط تجمع رئيسة في إمارة دبي، إلى موقع المعرض، وتوفير مركبات الأجرة المطلوبة لخدمة زوار المعرض، وتوفير المواقف اللازمة لها وتنظيم حركتها.

وأوضح الطاير أنه «تم اختيار مواقع المحطات بحيث تلبي احتياجات المناطق الحيوية ذات الكثافة السكانية العالية، تحقيقاً لمستهدف مؤشر رضا المتعاملين»، مشيراً إلى أن المشروع يتضمن إنشاء ثلاث محطات ثابتة في مناطق الخليج التجاري، وجبل علي، والبراحة، وخمس محطات جديدة بصورة مؤقتة في مناطق واحة دبي للسيليكون، والمدينة العالمية، وميدان، ونخلة جميرا، والجداف، كما تشمل تطوير محطات قائمة هي: محطة اتصالات، ميدان، الاتحاد، الغبيبة، والجافلية، وتحسين مرافق الحافلات في كل من مطار آل مكتوم الدولي، ومطار دبي الدولي، إلى جانب إنشاء محطة لإيواء الحافلات في منطقة القوز.

وقال الطاير إنه «روعي في التصميم الجديد لمحطات الحافلات تلبية المتطلبات والاحتياجات التشغيلية الحالية والمستقبلية لخدمات حافلات المواصلات العامة، من حيث أعداد الركاب وأعداد الرحلات، والمواقف وغيرها من احتياجات مستقبلية، مثل محطة لتعبئة الوقود وغسيل الحافلات، إضافة الى محاكاته لكود دبي للحكومة المؤهلة لخدمة أصحاب الهمم». وأوضح أن «التصميم المعماري جاء بطابع مستوحى من عناصر طبيعية في بيئة الإمارات، ويتميز بطابع عصري متكامل يدمج بين التصميم الداخلي العملي والتميز في المظهر الخارجي، وقد تم إبراز العناصر الإنشائية وتوظيفها لتخدم التصميم المعماري، ليكون جزءاً لا يتجزأ عنه، مع الأخذ في الحسبان استخدام النمط المعماري المناسب لأشكال المباني».

DUBAI PROPERTY MARKET TO ENJOY SUSTAINED GROWTH IN 2018!!!

Dubai’s real estate sector is predicted to enjoy sustained growth in 2018, according to consultancy firm Knight Frank.

Significant government investment which is spurring economic development ahead of Expo 2020 Dubai is driving demand, according to the industry analyst.

Its 2018 Forecast report analysed the property market fortunes of 13 cities around the world, with Paris, France, topping the table with a forecast 9 percent growth.

Prime residential prices in Dubai are less than a fifth of those found in the world's most expensive property market, according to the recent New World Wealth's Global Wealth Migration Review.

The report revealed that top-end real estate in Dubai was priced at around US$8,400 per square metre in the third quarter of 2017, up $200 per square metre year-on-year. While this was almost $2,000 per square metre more expensive than property in neighbouring Abu Dhabi, it appears very affordable when compared to Monaco – the world’s most expensive property market –where prime real estate is priced at $48,000 per square metre. Dubai topped the league table for the Middle East in terms of property prices.

According to the Dubai Land Department (DLD), investors from 217 countries worldwide invested a total of AED151 billion ($41.1 billion) in Dubai’s real estate market between January 2016 and June 2017.

Many market analysts believe the introduction of the 5 percent value added tax (VAT) in the UAE this month will boost this number significantly in 2018.

They believe the new level of transparency in real estate transactions brought about by the introduction of VAT will provide a vital extra incentive to institutional investors.
The VAT Law will be applied to all products and services in the UAE, unless exempted or zero rated by federal law. Many real estate experts believe the sector will benefit due to a “more open and clear system” in which to invest.

Here are just some of the reasons why living in Dubai will ruin you for life.

1.Cleanliness is what makes this city beautiful and they do take it quite seriously. There will be no shortage of toilet papers, bidet and cleaning staff in any public toilets (that I have visited).

2. Getting a job offer from anywhere in the world is never good enough compared to the tax-free salary you get in Dubai (and the rest of Middle East) along with the 30-day holiday per year, paid plane tickets, health insurance, housing and transportation allowance and the list goes on.

3. Seeing a normal Porsche or Lamborghini without any kind of customization does not impress you anymore. If it’s not gold-plated then it doesn’t deserve a second-look.

4. You’re not used to the cold weather because you get sunshine 365 days a year in Dubai. Hence in this case, when you’re out of the city – you’re covered from head-to-toe with warmers in a 17 degree celsius temperature and everyone’s looking at you with a weird smirk on your face like you came from a different planet.

5. The hotel standards in Dubai is very high (in terms of facilities). A 3-star property in Dubai is like a 4-star property to the rest of the world. Needless to say, most of the Dubai people are quite hard to please as they’re used to a high standard of facilities.

Dubai begins construction of the world’s tallest building!!!

The first foundation stone of the new structure known as The Tower, which will surpass Dubai’s 828m (2,716 ft)-high Burj Khalifa, currently the world’s tallest building, was laid out by Dubai ruler Sheikh Mohammed bin Rashid Al Maktoum at Dubai Creek Harbour this week, the government’s media office reports.

The Tower, which will form the centrepiece of the 3.7 square mile (six square-kilometre) Dubai Creek redevelopment project, will be "a notch taller" than the Burj Khalifa, Mohamed Alabbar, the chairman of Emaar Properties, the same company behind the Burj Khalifa, revealed this April when the plans were first announced. The developers are aiming to complete its construction before the Dubai World Expo in 2020.
