I have sat across from hundreds of first home buyers, and the thing that gets in the way of them buying is not the deposit.
It is not the income.
It is not even necessarily the market.

It is this quiet, deep-down belief that homeownership is for other people, not them.
At least, not yet. Maybe one day?

And the thing about these beliefs is:

1️⃣ They suck. And they can delay your progress (or stop it altogether) &

2️⃣ These limiting beliefs are often given to you - they’re not even yours! You’re not born with them, and they’re not true!

But thankfully, they are absolutely something that can change.

Because when you finally get the right education - when someone shows you the full picture, the real pathways, the numbers that actually work for your life - these beliefs start to shift. I have watched it happen too many times to count.

You are not behind.
You are just missing a roadmap.
And that is a completely fixable problem ☺️

Let me tell you about a weird rule I follow before I even look at a single property 🏡

Before I check suburbs, look at what I can borrow, or even think about deposit size… I do this thing first. Every single time 👇🏽

It’s called the Rocking Chair Test, and my Dad taught it to me when I was about 16 or 17.

Here’s how it works ⬇️

Close your eyes and imagine you’re 80 years old, sitting in a rocking chair, looking back at your life. Your skin is weathered, your hair’s gone grey, and you’re reflecting on the life you’ve lived…

What do you see?
Who’s there with you?
What have you experienced?
What are you proud of?

When I do this, I picture myself on my back deck, holding my hubby’s hand, hearing laughter and music from inside, grandkids running around a garden full of colour and birdsong 🍃💓 That’s my vision. That’s what I’m building toward.

And when I know that - when I’m really anchored in that - buying property stops being about keeping up or catching up. It becomes about direction and purpose. And then I can ask:

💭 What type of property will get me closer to achieving that vision?

💭 What strategy can to purchase that will get me another step closer to that?

So this is the rule. Get clear on your why before anything else. Because your why is what will guide you through the roller coaster of buying your first home - and absolutely, it can 100% feel like a roller coaster at times 🎢

One of the biggest fears I hear from first home buyers isn’t whether they can buy.

It’s 👉🏽 “What if I get it wrong?”

And that’s a valid fear.

Research has found that 45% of Australian first home buyers who purchased in the last 12 months regret buying.

That’s exactly why I don’t believe the goal is to buy the “right” first home.

It’s to feel confident that you’re making the right decision for you - based on your goals, your needs, values, and financial situation. And I really want that for you.

No one wants to make a massive financial decision - like buying a property - whilst second-guessing and being consumed by fear and doubt.

You want to feel empowered, informed and ready.

Three days in Daylesford with these incredible humans… What an amazing experience 🥹❤️ feel so grateful and grounded post retreat.

For the opportunity to switch off and slow down. To listen and reflect. And to connect - not just with each other, but with ourselves.

One of the big reminders I’ve taken away from this retreat is how powerful it is to be seen.

Not for what you do.
Not for what you’ve achieved.
Not for how productive, capable or successful you are.

But for simply being who you are.

Because life gets busy, and sometimes we become so focused on moving forward that we forget to pause long enough to hear our own thoughts, feel our own feelings, and ask ourselves what we actually need.

This retreat reminded me that there is so much wisdom available to us, when we go inward and create space for it.

And that slowing down isn’t falling behind.

Sometimes it’s exactly what helps us move forward with greater clarity, intention and trust.

It reminded me of the strength that comes from community.

Of what becomes possible when people come together, hold space for one another, share openly, listen deeply, and choose connection over competition 🩷

To - thank you. For who you are and the gifts and magic you bring to the world 🥰

And to all you beautiful Queens who shared, supported, laughed, cried, listened and showed up fully, thank you - you’re amazing. Beyond grateful for you all 💖
