The New Year brings with it the need for updating certificates. If your documentation was prepared in 2025, it is possible that there may be certificates that are now out of date included in your Section 32.

Generally speaking, your Section 32 and Contract of Sale are only valid for 3 months.

If the property you are buying has a tenant on a month-to-month lease & you want vacant possession at settlement, you will now need to ensure your settlement is 95+ days (up from 65) to allow for:

📢 “No reason” notices are on their way out — make sure you’re ready for the change!

From 25 November 2025, Victorian landlords will need to give 90 days notice (up from 60 days) when ending a tenancy for vacant possession.

The days of issuing a “no reason” Notice to Vacate are ending — every notice will need a valid reason, such as selling the property.
