The journey has never been easy, but through resilience, hard work and empowerment, they keep breaking through the barriers as we progress through the 21st century.
Women are mums, wives, partners, aunts, grandmothers and leaders.
According to the most recent census from the Facilities Management Association of Australia (FMA), approximately 28% of the industry is Female with a rise of 9% from the preceding 5 years. Building Managers organising and planning the year ahead. Every BM has a toolbox

wanted to talk about the importance of a Long Term Maintenance Plan (LTMP). This is
a critical documented analysis that forecasts life expectancy of building assets, while
allowing the Owners Corporation and its members to collect the correct amount of
funds over a period of time. LTMP forecasting covers works needing to be carried out
over the next 1 to 15 years & is normally reviewed every 5 years. Pivot FM work

Preventative Maintenance definition - “Regular Maintenance of a building, vehicle or machine in ensuring continuous good condition and repairing it when necessary”
Similarly, Buildings have thousands of moving parts that require regular inspections from a 5 townhouse lot, to a building the size of Eureka tower. If one of these parts fails due to lack of maintenance and care, it would cause a major service and financial inconvenience to building owners.
Pivot FM’s Building Managers utilise a system called a Preventative Maintenance Schedule (PMS). The PMS keeps a running record of when an asset was last maintained, what type of maintenance check is needed e.g.” major annual or monthly checks” and if a scheduled service has been completed such as a scheduled window clean or anchor point certification.

Last weekend the managers and their partners were invited to head across to the You Yangs for an early morning hike and brekkie. PivotFM believe in the managers socialising together and promoting an active lifestyle to assist the staff with mental health and wellbeing. The team covered 8ks and an elevation of 267 metres gained a great effort for 7:30am on a day off, 10,000 steps before 9:30 💪 More to come so the team can work together and achieve great things, not just at work but in life as well.

Pivot FM acknowledges the passing of Her Majesty Queen Elizabeth II. During her time she paid many visits to Australia including Melbourne and opened some of our most Iconic Buildings such as the Sydney Opera House, the New Parliament Buildings in Canberra, The High Court of Australia and closer to home, the Royal children’s hospital.

Each mentioned building performs an important function managed and backed up by facilities managers. They are the unsung heroes, attending to late night power black outs, security issues, broken sprinklers and lift outages. They are there for residents and clients at a moment’s notice.

Facilities management is at the forefront of keeping any building looking well presented, compliant and maintained by way of carefully planned preventative & scheduled maintenance – How else do the Opera House sails stay shiny and ready for a photo opportunity anytime day or night.

This post is to give thanks to the Queen for her service to Australia and to all the Facilities Managers that keep our Important landmarks safe, secure, Fit for a Queen and presentable to the world.

Cladding rectification – we have all heard of it! Remember, back in 2014 when the Lacrosse building and later in 2019 the Neo 200 - Spencer St apartment building caught fire? These fires climbed up the building and were attributed to combustible ACP cladding used on the façade.
In 2019, the Vic Government established Cladding Safety Victoria, a $600 million program aimed to make Victorians safer by reducing the risk associated with combustible cladding on residential apartment buildings.
At one of Pivot FM’S sites extensive testing was conducted to determine the level of combustible cladding. The complex comprises of 400 apartments and extensive amenities. This testing identified that ACP combustible cladding was used in several areas throughout the complex, from the Ground level through to Level 26.
After years of investigating, planning and construction, the cladding replacement project is nearing completion. Each section of the building has had the non-compliant material removed and replaced with solid aluminium panels, ensuring no flammable core could transfer fire vertically up the building. The remediation project commenced in July 2021 and involved specialised engineering and, construction expertise, along with equipment, and a range of trades.
Several restrictions on access to amenities had to be introduced, as these panels were also identified to be in the pool house structure. Residents near the areas with flammable cladding were also unable to access their apartment balconies during this phase for safety reasons as trades worked their magic in changing over the façade cladding.
The ongoing communication and due diligence between building management, the OC and The Knight OCM, along with all key stakeholders ensured the works could proceed with the minimum possible disruption to all involved.
This project underlines the importance of having a great building management team with an experienced facilities company to ensure safety and a good working environment for all involved.
Residents can now begin to enjoy the amenities opening up, just in time for the warmer weather hopefully returning! Keep up the great work John and Team! Onto the next project!

Staff Spotlight!
Pivot FM don’t just cover Building Managers so today we thought we would introduce you to one of our very best Head Concierges!
Greg has been our Head concierge at Concept Blue apartments for over two years now. The complex has over 400 apartments between 3 buildings consisting of Indigo, Deco and the Blue Tower. Most notably the Deco tower was the old Russell Street police headquarters and was the site to the 1986 Russell street bombing, one of Melbourne’s darkest days in history.

Q) How did you find your way into your current occupation?
I Have always been in customer service, I was made redundant due to lockdown and immediately applied for the head concierge roll

Q) What do you get up to outside of work?
Music, sport and travel, apparently, I need to do the weeding and cut the grass so I guess they are on there by default haha

Q) What do you love about working with Pivot FM?
The people are easy going, great to get along with and will always help when in need.

Q) What is the favourite feature of the building you work in?
Love that we look after 3 different buildings in the one complex ranging from over 100 years old to 20 years old, always impressive when you tell someone.

Q) If you could have a superpower what would it be?
I love travel and culture so having the ability to speak any language would be life changing!
