Works underway at 408 Hoddle St, Clifton Hill.
Spare a thought for the everyday building owner, because here's what it actually took to get to this morning: 11 months of planning. 12 permits and approvals across 5 different authorities. 61 conditions of consent. 13 consultants: engineers, surveyors, traffic designers, heritage, power. 380+ emails. Seven revisions of the traffic drawings alone. An engineered walkway certified so every pedestrian and 36,000 vehicles a day pass safely while the work happens overhead.
All of that before a single repair starts. Sometimes getting permission to fix a building costs as much as fixing it. It's a lot, but it's what keeps everyone safe, and it's the part of the job nobody ever sees.
Thank you to everyone who helped get this here: our client, the engineers, surveyors and traffic teams, the authorities who worked through it with us, the crews who had it up in a morning, and the Clifton Hill locals for their patience while we bring this old girl back. Footpath stays open under the covered walkway the whole way through. To everyone on Hoddle St this morning, we'll be as quick as the job allows.
