Depending on the lender and the type of income, your broker may need to review items such as:

- Recent payslips
- Year-to-date earnings
- Employment terms or an employer letter
- Payment history over a longer period

Depending on the lender, amount and proposed purpose, you may be asked for:

Refinanced or changed your home-loan product recently? Check that your offset account is still linked to the correct loan.

ASIC Moneysmart warns that refinancing or switching products can break the link between an offset account and a mortgage. If the account is not linked properly, its balance may not be included when the lender calculates interest.

A quick check can include:

- Looking at your banking app or online banking
- Checking loan and offset account statements
- Confirming which loan account is linked

One reason is APRA’s mortgage serviceability buffer. APRA-regulated banks must generally assess a new borrower’s capacity at least 3 percentage points above the loan product rate.

For investors, the broader assessment may also consider:

- Existing home and investment loans
- Credit limits and other commitments
- Living expenses
- Rental income treatment
- Proposed loan structure

This is an assessment buffer, not a prediction of the rate you will pay.

Pre-approval is valuable, but it does not mean every property purchase is automatically approved.

Before you commit, remember that final approval may still depend on:

- The lender’s valuation of the property
- The property meeting the lender’s requirements
- Your financial circumstances remaining acceptable
- All requested documents and checks being completed
- The conditions listed in the pre-approval

Pre-approval gives you a useful starting point. It is still wise to check the finance position before signing an unconditional contract or making a financial commitment, and obtain legal advice about contract conditions.

For an eligible single parent or single legal guardian, a minimum 2% deposit may be a starting point under the Australian Government 5% Deposit Scheme.

The single-parent stream currently includes:

- A minimum 2% deposit
- No income caps
- No waitlist or place limit
- No Lenders Mortgage Insurance under the Scheme
- Owner-occupier, property and other eligibility requirements

You do not have to be a first-home buyer, but you cannot retain another property interest once the new home settles. Participating-lender assessment and approval criteria still apply.
