𝗗𝗔 𝗔𝗽𝗽𝗿𝗼𝘃𝗲𝗱 | 𝗙𝗹𝗼𝗿𝗶𝗮𝗻, 𝗦𝘂𝗿𝗳𝗲𝗿𝘀 𝗣𝗮𝗿𝗮𝗱𝗶𝘀𝗲, 𝗤𝗟𝗗
We are pleased to see Development Approval granted for Florian, a luxury residential tower located on Monaco Street, Surfers Paradise, positioned along the Nerang River with expansive views across the waterways, city skyline and hinterland.

Designed by MODE, with the planning process led by Bennett + Bennett, the project reflects a collaborative approach to shaping a refined residential outcome within a complex coastal context.

The development comprises a 27-level residential tower, including three basement levels, 25 residential levels and a rooftop recreation terrace, delivering 47 residences in total. This includes 44 three-bedroom apartments and 3 exclusive four-bedroom penthouses.
Residential levels are planned as two residences per floor, maximising privacy, natural light and expansive coastal outlooks, with generous balconies extending living spaces toward the surrounding landscape. Upper-level penthouses offer larger-scale living with additional multipurpose spaces and extensive outdoor terraces.

At rooftop level, a resort-style amenity space includes a pool and spa, sun deck, barbecue areas, event lawn and subtropical landscaping, creating an elevated communal environment with panoramic coastal and hinterland views.

The tower is defined by a sculptural form expressed through a soft material palette, light-toned finishes and fluid, coastal-inspired geometry. Layered subtropical landscaping across podium and façade elements reinforces the project’s connection to place.

Developed through MODE’s CONNECTED BY DESIGN philosophy, Florian brings architecture, interiors and landscape architecture together as a coordinated response, shaping a cohesive residential experience from arrival to rooftop.

Great to see ground officially broken on Nightingale Specialist Suites, marking the start of delivery for a key new development within the growing Health City Springfield precinct.

Nightingale Specialist Suites brings together master planning, architecture and interior design by MODE as part of the precinct’s first stage of development, structured around a landscaped pedestrian spine opposite Mater Private Hospital Springfield.

The building delivers a contemporary medical environment with basement car parking and a prominent upper-ground entry, defined by a corner lantern and awning that establishes a clear arrival point within the precinct.

Upper levels accommodate GP and medical imaging suites, with four additional levels providing 40 specialist medical tenancies. A compact circulation core and efficient planning approach maximise net lettable area, supporting long-term flexibility and use.

Responding to a six-metre site fall, the design integrates stepped terraces, seating and landscape planting to activate the public interface and strengthen pedestrian connectivity. A sloped basement enables direct access to the upper-ground lobby, while an integrated bus stop supports broader accessibility across the site.

At ground level, an activated lobby with an integrated café creates a welcoming and functional arrival experience for visitors and tenants.

Guided by MODE’s CONNECTED BY DESIGN philosophy, the project integrates architecture, landscape and public realm considerations to support both clinical performance and everyday urban life, setting a benchmark for future stages of the precinct.

𝗕𝗲𝗲𝗻𝗹𝗲𝗶𝗴𝗵 𝗔𝗾𝘂𝗮𝘁𝗶𝗰 𝗖𝗲𝗻𝘁𝗿𝗲 𝗥𝗲𝗱𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁
Great to see Stage 2 of the Beenleigh Aquatic Centre redevelopment come together, completing the transformation of the site into a contemporary aquatic and recreation precinct.

Delivered as part of the SEQ City Deal, the project extends beyond a traditional aquatic facility, creating a connected destination for health, recreation, and everyday community use.

At the centre of the redevelopment is a new Olympic-sized outdoor pool, supported by upgraded amenities and a reconfigured public realm. A clear pedestrian network links the site into its broader context, while landscape and planting respond to the subtropical climate, improving comfort and usability throughout the precinct.
The project also achieves a 5 Star Green Star rating, with integrated sustainability strategies including solar energy, water harvesting, and passive design approaches that support long-term performance.

What makes this project particularly rewarding is how architecture, landscape architecture and wayfinding have been developed together from the outset. This integrated approach reflects our CONNECTED By Design philosophy in action, strengthening how the space is experienced and reinforcing connection across the site and within the community.

Exciting to see works progressing on site at the Kwinana Civic Administration Building, with the refurbishment now taking shape.

Kwinana is often recognised for its industrial character, but it is also a place where thoughtful civic investment is reshaping how the community engages with its built environment. The refurbishment of the City of Kwinana Civic Administration Building reflects this shift, marking the first major upgrade since the building’s original construction in 1970.

MODE is delivering the interior design, reimagining key spaces including the Council Chambers, Function Room and workplace environments to support contemporary use and improved community interface.

Existing architectural elements, including generous raked ceilings and exposed timber rafters, are retained and expressed as part of the design approach. These features provide continuity with the building’s history while establishing a warm and grounded setting for its next phase of use.

A new chapter for Guildford, with the redevelopment of the Aquatic Centre delivering a contemporary facility designed for long-term community use.

The project brings together a mix of indoor and outdoor aquatic spaces, including learn-to-swim and lap pools, an outdoor pool and a children’s splash play area, supported by amenities and flexible community spaces.

Set within a residential context, the design balances a clear civic presence with a low-scale built form that sits comfortably within its surroundings. Sustainability is a key focus, with rooftop solar panels contributing to reduced energy use and operational efficiency.

Looking forward to seeing this important community facility take shape.

The Blue Gum Community Centre has officially reopened following a comprehensive refurbishment program of more than 12 months.

Originally built in 1984, the centre has long served as an important local destination. With growing demand for school, recreation, and extracurricular programs, the project focused on creating a more flexible, accessible, and future-ready facility that can continue to support the evolving needs of the community.

MODE was engaged to provide Architectural and Lead Consultancy services across design and construction, including architecture, interior design, and contract superintendency. Working within the existing footprint, the redevelopment carefully reconfigured internal spaces, upgraded amenities to current compliance standards, and introduced refreshed finishes, wayfinding, and signage to create a clear and contemporary user experience.

A new centralised reception lobby improves circulation and provides intuitive access to a range of adaptable activity spaces, allowing the centre to better accommodate diverse community programs.

Delivered in close collaboration with the City of Melville and stakeholders, and led by Carl Ko, this project is a strong example of our CONNECTED By Design philosophy in action, bringing together disciplines, partnerships, and shared thinking to create places that deliver lasting value.

MODE is proud to announce the opening of our new studio in Christchurch, strengthening our presence in New Zealand and supporting growing demand across the South Island.

This marks an exciting milestone for the practice, our second New Zealand studio and ninth globally, coinciding with MODE’s 35th year of operation and 15 years working across New Zealand.

Located in Christchurch’s central city, the studio will support projects across Aviation, Commercial, Education, Health, Law & Order, Residential, and Sport & Recreation, delivering integrated Architecture, Landscape Architecture, Interior Design and Graphic Design services.

Led by Daniel Chan, with support from Peter Mildenhall in Auckland, the studio is already growing and reflects our long-term commitment to the region.

As part of MODE’s wider network of 150+ staff, the Christchurch team will draw on shared expertise across disciplines and locations through our CONNECTED BY DESIGN philosophy.

A major milestone for the Orange Regional Sporting Precinct, with Development Approval now granted for the redevelopment of John Davis Stadium.

The project brings together architecture, interiors and landscape to create a stadium that supports both major events and everyday community use. Designed in close collaboration with Orange City Council, the precinct prioritises clear movement, strong connections to landscape and a welcoming civic presence within its regional setting.

We’re proud to share that the Waikeria Prison Development has been shortlisted as a finalist in the Civic, Health and Arts Property Award at the Property Council New Zealand Property Industry Awards.

This milestone continues MODE’s strong collaboration with Ara Poutama Aotearoa Department of Corrections, marking our third PPP project delivered together. It reflects a growing relationship built on trust, shared understanding, and a commitment to delivering complex, high-impact social infrastructure.

A project of this complexity is never the result of a single team. It has been a genuine collaboration, and we’re proud to have worked alongside Chow Hill, Robert Bird Group, AECOM, Webb, and RGC Consulting in bringing this project forward. MODE is delivering the interior design for ReDefined Takapuna, an integrated wellbeing hub bringing together movement, recovery and health services within a single environment.

The project is organised around a clear spatial transition, from high-energy training areas to quieter, restorative spaces, allowing a range of programmes to operate cohesively. This approach supports an intuitive user journey while balancing performance, recovery and everyday use.

Material selection draws on the landscapes of Aotearoa, with natural textures and warm tones creating a consistent and grounded interior environment. Access to natural light, fresh air and outdoor areas is prioritised throughout, strengthening the connection between interior spaces and their coastal setting.

ReDefined reflects a more connected approach to wellbeing design, where spatial planning, materiality and user experience are aligned to support long-term health and community use.
