SMALL LOT SUBDIVISIONS ARE GREAT! Bear with me on this..

Small lots are a great alternative to units, townhouses and villas as they typically don't require a body corporate and require minimal maintenance.

Don't get me wrong, small lots don't belong everywhere but they are a great option for busy professionals and downsizers close to shops, parks, schools and open space.

New opportunities in the Rural residential zone!

As part of the Fraser Coast Planning Scheme amendments, Council is proposing to reduce the minimum lot size in the rural residential zone.

We welcome this change to better utilise existing rural residential areas, creating opportunities for infill subdivisions.

The Fraser Coast Planning Scheme is changing!

On 27 February 2026, Council commenced community consultation on the proposed amendments to the Planning scheme.

Here are some highlights:
• New Low-medium residential zone and Township zone with development opportunities
• Changes to the minimum lots sizes in various zones with some new subdivision opportunities
• Changes to building height requirements in the Medium density residential zone

There is a strong focus on housing diversity, design outcomes and risk mitigation, particularly for natural hazards such as bushfire.

We have been out in our community over the past few weeks, meeting with numerous local businesses and individuals to discuss how our services can support their growth and development goals.

As members of the Fraser Coast Property Industry Association, we’ve joined important discussions about our micro and macroeconomic trends at the Bendigo Bank Chief Economist Breakfast.

We also joint partners at Stantec for a day on the green for the Master Builders Queensland BUSSQ Golf Day.

And last but certainly not least, we are taking part in the Fraser Coast Young Professionals mentoring program. Which is a great initiative aimed at supporting growth and retention of young professionals in our region.
