A Werribee homeowner lived with soft spots underfoot for six months before picking up the phone. The subfloor told us the whole story in under ten minutes.
Here's what a technician actually checks when we crawl under a home for a termite inspection.
First, the mud leads. These are the pencil-thin soil tunnels termites build up concrete stumps and along timber joists. We probe them gently, then crack one open. If workers spill out, the colony is active. If the tube is dry and hollow, treatment has done its job.
Next, moisture. Termites need damp timber to thrive, so we assess subfloor ventilation, any plumbing weeps, and ground moisture around stumps. A dry subfloor is a hostile subfloor.
Then verification. On this Werribee job, we returned 30 days after the initial Fipforce Dust treatment to confirm zero live activity, then checked the Termidor chemical barrier around the perimeter was intact and unbroken.
Verdict on the clipboard: colony eliminated. Annual re-inspection booked for next winter.
If your floors feel spongy, your skirting boards sound hollow, or you haven't had a termite inspection in the last 12 months, we're happy to take a look.
