If you have a $600,000 mortgage, the RBA rate rises this year alone could now be costing you around $364 EXTRA every single month.
Thatโs more than $4,300 a year.
Say you owe $700,000 on your home loan, youโve got 20 years remaining and your current interest rate is 6.25%.
Your repayments are around $5,100 a month.
If we could refinance that loan to 6% and restructure it over a new 30 year term, your minimum repayment drops to around $4,200 a month.
Thatโs roughly $900 a month back into your cash flow.
Now, before anyone comes at me in the comments, Iโm NOT saying you should take another 30 years to pay off your mortgage. Think smarter.
Iโm talking about creating options.
Reducing your minimum repayment means you have the option to pay anything above that.
Put the difference into your offset or redraw.
Or, if four rate rises and the cost of living are squeezing your household, use the lower minimum repayment to create some breathing room.
Refinancing isn't always about chasing the cheapest rate. It is about maintaining your ability to have OPTIONS!
It's about asking whether your debt could be structured better for where you are right now.
Because you can't control what the RBA does.
But you can control what you do with your mortgage.
