But cost plus comes with hidden complexity that many builders underestimate. You’ll need tighter tracking and admin. You’ll still need to communicate expected costs upfront to clients. And you’ll have more conversations, more explanations, and more opportunities for miscommunication along the way.
The builders who successfully use cost plus have three things dialled in: systems for tracking costs accurately, clear communication with clients about what’s happening, and documentation for everything.
Without these foundations, cost plus creates more friction than it solves.
