House at Otago Bay, Otago

Designed by Topology Studio, this award-winning riverfront home is shaped by its connection to landscape, light and water.

Shade Factor supplied programmable external venetian blinds to manage western sun exposure while preserving uninterrupted views across the River Derwent. The blinds can retract completely when not in use, allowing the architectural detailing and connection to site to remain uninterrupted.

“The blinds provide the option of dappled light across the interior, which can change the spatial dynamics of the space from openness to intimacy.” - Amy Hallett, Topology Studio

The Shade Home in Kew extends a classic Californian bungalow into a modern family retreat. Designed and built by Seidler Group with interiors by Mim Design, the project carefully balances heritage with contemporary living.

West-facing glazing and privacy requirements were addressed through the integration of Warema External Venetian Blinds. Luke Seidler notes: “Providing shade and privacy was core to creating a successful and functional family home.”

The result is a residence that preserves the character of the bungalow while introducing bold new forms, light-filled interiors, and finely detailed sun shading.

We are honoured to be shortlisted in the 2025 Zak Awards for Excellence in Façade Design and Engineering, recognised in the “Excellence in Façade Shading – Product” category.

Our nomination highlights the Custom Venetian Blind System installed at Sixty Martin Place, Sydney. Installed internal to the façade, the venetian blinds were tailored to the project and feature a specialised high-reflectivity finish to contain solar gain, preserve views and maximise diffuse daylight.

We would like to acknowledge and thank all the collaborators involved in the success of this project.
