WHAT APPROVALS DO I NEED TO REPAIR A POOL FENCE
Previously the entire pool fence could be replaced under the supervision of a Pool Safety Inspector with a Pool Safety Certificate issued at the end of the works.
The legislation has since changed and now:
- Works Prescribed by Building Regulation 2021 Schedule 5 are self assessable
- Works Prescribed by Building Regulation 2021 Schedule 4 can be done under supervision of a pool safety inspector, with pool safety certificate issued at the end. (Typically replacing not more than 5m of fencing, but read the schedule for thorough list)
- Works beyond the scope of the above requires a building approval from a certifier and a Form 17 issued at the final inspection.
Where the pool fence is damaged by storms, the builder can carry out emergency works under Planning Act 2016 s166 but must notify the building certifier as soon as reasonably possible (next working day perhaps). The building certifier will advise on what inspections are required, as they may wish to certify the temporary fencing.
A compliant fence must be in place at all times or otherwise the pool should be drained to hold less than 300mm of water. Consult engineer before draining pool as it can damage the pool structure.
