When we think of Tiny Homes, we often picture the Instagram-worthy Tiny Houses on Wheels we see online.

But Tiny Houses on Wheels aren’t for everyone.

They were largely developed as a way to avoid building and planning approvals.

But if you already own your own property, that doesn’t always make sense.

If your property allows for a fixed dwelling or secondary dwelling, a Tiny Home on foundations could be a much better long-term option.

So, what are the benefits?

🏡 Permanency and certainty

A fixed Tiny Home is designed and approved as a permanent dwelling and is subject to the normal planning and building requirements that apply in your area.

That means you aren’t relying on uncertain rules around whether a dwelling on wheels is permitted on your particular property.

And importantly, legislation is changing across Australia. In places like Victoria, recent reforms have made it easier in many circumstances to add a secondary dwelling or granny flat to your property, often without the need for a planning permit, although a building permit may still be required.

✅ Built to the required standards

Choosing an accredited THIA member gives you access to experienced builders who understand the requirements for fixed Tiny Homes.

Our fixed Tiny Home builders also build in accordance with the National Construction Code, and most will assist you through the approvals process.

💰 More finance options

Finance for a THOW can be limited, with personal lending often being the primary option.

A fixed Tiny Home or granny flat, however, may open up different finance options, potentially including your existing mortgage by way of a refinance or redraw.

ℹ What does THIA Accreditation actually mean?

Over recent months we’ve received a number of questions from both members and the public about what THIA Accreditation actually represents.

It’s a great question.

As most would be aware, Australia currently has no construction code specifically designed for Tiny Houses on wheels. While that remains the case, we believe there is still an important role for an independent assessment process that helps consumers identify the legitimate, reputable builders operating within our industry.

Our accreditation process is therefore intentionally multifaceted.

When assessing new members, we consider factors including the company’s reputation, business history and any potential red flags, such as bankruptcies, liquidations or other concerns that may impact consumer confidence.

Increasingly, we’re also contacted by Tiny House buyers who have unfortunately had poor experiences with builders. Where appropriate, this information is considered both as part of our assessment process when evaluating new membership applications, and also during membership renewals.

Perhaps most importantly, we assess the quality of each builder’s construction against current industry best practice.

While there is no formal construction code for Tiny Houses on wheels, there is certainly a recognised standard of workmanship that experienced builders consistently achieve. Our assessment draws on years of practical industry knowledge and experience, reviewing builds both in person and through photos and videos to ensure they meet current benchmarks and best practice.

There is also currently no legal requirement for Tiny House builders to hold any formal qualifications. That said, the overwhelming majority of our members (over 90%) are either qualified builders themselves, or engage qualified builders to oversee construction, while also using licensed and registered trades throughout the build process.

📍SUNSHINE COAST EXPO WRAP

This weekend’s Tiny Homes Expo on the Sunshine Coast was a fabulous event and a wonderful representation of our industry.

The Sunshine Coast is a major hotspot for the Tiny House industry, supporting dozens of build companies and many thousands of Tiny House residents.

Despite some challenging conditions, organisers are to be congratulated on pulling off an incredibly successful event.

Huge crowds flocked to Caloundra for the first ever event in the area, and exhibitors spoke of glowing public feedback.

Some of the industry’s best build companies brought their A-game, and we are incredibly proud of the homes displayed by our THIA members: Removed, LJM, Casa, Custom Tiny Co, CozyCo, Tiny Homes Central, and Wheelie Rooms.

With the demand for larger 2 and 3 bedroom Tiny Homes, builders are really pushing the envelope of clever design and what can be achieved within a larger footprint of up to 10m long by 3m wide. Scroll the photos to see some of their incredible work!

The expo is the perfect place to research Tiny House life, and Preferred Suppliers Chris Vella and ParkMyTinyHouse educated hundreds on stage each day around the installation, site prep and land rental spaces.

Queensland is home to more Tiny House activity than any other state, so we look forward to the next expo in Brisbane on the last weekend in August.

**SUNSHINE COAST TINY HOMES EXPO- DATES CHANGED**

Due to recent torrential rainfall, it has been established that the grounds will not have sufficient time to dry out to allow exhibitor bump-in next weekend as planned.

Organisers have made the extremely difficult decision to change the dates, and will now proceed across the weekend of July 10-12.

We know this decision wasn't made lightly, and in fact this is the first time in almost 30 expo events that dates have been changed due to weather and site conditions.

The great news for exhibitors is that it's common for attendee numbers to swell after a date reschedule, as those who previously were unable to attend often find they now can.

All exhibitors and ticket holders have been emailed by the organiser.

If you're already purchased tickets, you don't need to do anything- these will automatically move across to the new date.

ℹ Interim Industry Market Update: A Tale of Two Mindsets?

Following attendance at both the Melbourne and Sydney Tiny Homes Expos this year, one emerging trend has become apparent.

While economic uncertainty continues to dominate headlines across Australia, consumers appear to be responding to those conditions differently depending on location.

At the Victorian expo earlier this year, conversations on the ground suggested many prospective buyers were viewing current economic conditions as a reason to delay purchasing decisions. Rising living costs, ongoing global uncertainty, taxation concerns and broader economic pressures appeared to be contributing to a more cautious outlook.

By contrast, the sentiment at last weekend's expo in Sydney was noticeably different.

Attendance was on par with previous years and conversations throughout the weekend suggested many attendees were viewing those same economic pressures through a different lens. Rather than seeing current conditions as a reason to postpone purchasing, many were exploring Tiny Houses precisely because traditional housing pathways are becoming increasingly challenging.

In other words, the same market forces appear to be producing two very different responses.

These observations provide a fascinating snapshot of current consumer sentiment within the Tiny House sector.

The next data point will come from the Sunshine Coast Expo later this month, which may provide further insight into whether these differences are regional, or indicative of broader shifts in consumer thinking.

One thing remains clear: Australians continue to actively explore Tiny Houses as part of the housing conversation. The question is no longer whether people are interested. The more interesting question may be how they interpret the economic environment around them, and whether they see it as a reason to wait or a reason to act.

In 2020, long time Tiny House fans Brittany and Sam saw a gap in the market for truly affordable, entry level Tiny Houses. Almost two years of research later, and Wheelie Rooms opened their first factory in Brisbane in June 2022.

📍THE STATE OF VICTORIA

A few years ago, we would have told you that Victoria was lagging far behind its east coast cousins where the industry was concerned.

We could count on one hand the number of reputable Tiny House build companies operating, and the number of people choosing to take up Tiny House life was tiny in comparison with Queensland (arguably the hub of the industry).

However it's clear after attending the recent Tiny Homes Expo in Mornington that our Vic industry has come a long way.

Wheelie Rooms brought a whole village of affordable Tiny Homes from their new Vic base, luxury Airbnb builders Iconic Tiny Homes wowed with their open-sky shower, and the Feng shui good vibes in ’ best build yet were felt by all who walked through it over the weekend.

Our modular companies really stepped it up also, with a beautiful accessible options by Mods On The Move and a huge two bedroom show home by Avon Valley Transportables .

Due to spiralling living costs, there's strong demand for Tiny Homes across Victoria right now, so it's a great time to make your move.
