We are delighted to present our recently approved 104 place childcare centre located within the Cumberland City Council LGA.

Our design transforms this 1300m2 corner block site into a cohesive, pragmatic, and interactive learning hub for children – with large multi-functional indoor play areas, practical staff spaces, as well as extensive outdoor play spaces, all with passive surveillance throughout. The design of the outdoor play areas further encourages children to explore and learn, from taking care of chickens to planting herbs to see them grow!

Happy to receive another DA approval under Parramatta Council!

This approval is for a home with basement parking on a 750m2 site.

The design of this home is characterised by strong, sleek lines created through specific material, lighting, and form choices. These strong lines, mixed with ample space both inside and out - creates a modern, resort-like atmosphere achieved throughout the design.

Happy to share another DA approval through Liverpool City Council. This approval is for 11 units on a 700m2 bock, with a frontage of 24m. The site, irregular in shape, allows the design of every unit within the development to be dual aspect.
This is a great result from the Baini Design team!

New generation boarding house | Penrith

Another DA submission to Penrith City Council for a new generation boarding house!

Situated on a 650m2 corner block, the design was constrained by two street frontages, large setbacks and the natural ground sloping towards the rear. Our design achieved 10 self-contained rooms with most of the rooms also providing courtyards and balconies.

Designs like this turn boarding typologies into modern micro apartments.

Very excited about the recent lodgement of this DA! Bricks, marble and glass form the exterior of this dwelling, creating distinctive sharp forms.

Residence | Georges Hall

We’re excited to share the recent approval of one of our residential developments in Georges Hall.

Designed by the Baini Design team, this residence features a highly articulate façade wrapped around to the secondary frontage. The façade incorporates building features including double height glazing, cladding and accentuated geometric forms - all to create a strong building language ensuring the residence strikes a contemporary feel both inside and out.

New generation boarding house | Guildford

We are happy to share another boarding house approved through Cumberland Local Planning Panel by the Baini Design team!

The site, located in Guildford, is 480m2 with a frontage of 12m. Our proposal consists of 10 rooms, each with their own bathroom, kitchenette and living area, as well as at grade parking, a communal room and a large outdoor alfresco area.

Boarding houses are a great housing typology that provides low cost rental accommodation to a wide range of tenants.

We’re pleased to have recently lodged our seniors housing development at Mount Hutton. This development proposes 66 units with basement parking and 19 villas with at grade parking.

The proposed units are situated along the main road, above a mix of retail spaces and areas exclusively for residents and their guests. Towards the rear of the site are the villas, with new roads and walkways off the main road providing access to these dwellings. The rear of the development opens out to a creek and public reserve that will be upgraded with new pathways and bike lanes.

All of the proposed dwellings and associated spaces within the development have been designed to be fully accessible, helping people live independently in their later years.

Happy to share this visual of our recently completed 116 place child care centre in South Wentworthville. The design intent for this centre focuses around the vertical stratification of open spaces. Working in collaboration with a landscape architect, the various open spaces are designed to enhance learning and playing spaces for children through both natural and man made methods, all whilst maintaining safety measures.
